A Fort Lauderdale renovation has two enemies the rest of the country does not: salt and six months of rain. Kaminskiy Care and Repair plans around both and runs the work as one project from our office on South Andrews Avenue: a kitchen or bathroom refresh with new cabinets, counters and fixtures in a Coral Ridge block house, floors and paint through a Plantation ranch, a Victoria Park seasonal home brought up to date between the owners' visits, a beach condo turned over between tenants, the dock steps, deck and trim on a canal lot rebuilt in the same scope. Moving walls, plumbing or wiring is a remodel, and we say so on the first call. Call 954-787-3186.
Refreshes and multi-day projects, priced in writing from South Andrews Avenue.
A 1958 Coral Ridge block house usually has the right floor plan under a 1985 kitchen. New cabinets, counters, a backsplash and lighting change the room without touching a wall, which is a refresh. Put several rooms on one calendar and it is a project: the Victoria Park seasonal house finished between the owners' visits, the Las Olas condo turned over for the next tenant, the Plantation ranch refloored and repainted before the movers with the dock steps rebuilt the same week. Move a wall, a drain or the panel and it is a remodel for a licensed general contractor, which we tell you on the first call.
Any of those is one written scope from South Andrews Avenue. Call 954-787-3186. A single room takes days. A whole-house project, often run while you are up north, comes with a schedule and photos as each room is finished.

We answer in under three rings and get you priced and scheduled in minutes.

Kaminskiy-certified pros finish the job with a workmanship warranty.
Every job is backed in writing by our workmanship warranty and done by a Kaminskiy-certified, background checked technician.
Keep the layout and renew the surfaces, cabinets, fixtures and finishes: a refresh. Several rooms on one schedule, or a dock and deck rebuilt with the rooms behind them: a project. Walls, plumbing or wiring moving: a remodel, which in Florida is a licensed general contractor's job. Fort Lauderdale gets the first two from us and the name of the right contractor for the third.
The price is the finishes and the labor, not the square footage, and near the water it includes stainless hinges, sealed edges and marine-grade hardware that will not pit in a year. A Plantation kitchen that keeps its sink and range in place skips the permit and the licensed trade work, which is why its refresh costs a fraction of a remodel. Everything is written down before a date is set.
Repairs and rot first, then paint, then floors, then cabinets, fixtures and hardware, then trim. In a canal house the carpet comes up before anything else is scheduled: either there is terrazzo worth having the specialist restore, or a floor to cover, and the rest of the scope follows from that answer.
Half our Broward projects run while the owners are north: we hold a key, send photos as each room is finished and walk the house with you on video. In an occupied house it is one room at a time, floors protected, dust walled off, and from June to November the shutters and the storm plan are part of the schedule.
Concrete-block homes from the 1940s to the 1960s on the canals, with terrazzo under the carpet and sliders to the dock. Projects here are kitchens and baths refreshed in the footprint with hardware the salt will not eat, terrazzo restored or covered, the seasonal house done between visits, and the dock steps, deck and trim rebuilt at the water as part of the same scope.
Frame cottages and early block houses near the river, some in the historic district. Projects are kitchens and baths brought up to date behind the original walls, plaster and paint through the house, wood floors refinished, and the porch rebuilt in kind where the district applies. Inside the house is yours; the street face stays as the preservation planner expects.
Ranch homes from the 1950s through the 1980s and the newer association streets, many on lake lots. The layouts are sound, so the work is counters, backsplash, vanities, floors, paint and hardware changed across the house on one schedule, popcorn ceilings taken down, and the turnovers on the rentals, with the association color matched where the project touches the outside.
Opening a wall, moving a kitchen, adding a room or a second story is design-and-build work for a licensed general contractor, with an engineer, a full permit set and the product approvals this zone requires. Say what you want on the first call and we tell you which kind of job it is before the call ends, so two companies are not bidding to decide.
A house in Victoria Park or on the Isles sits empty from May to November, and that is the right time to renovate it. We walk it before you go, write every item up with a price, hold a key or a lockbox code, work the rooms in order through the summer and send photos as each is done. The written scope is the agreement, so nothing is added without your yes.
A unit on the beach or the Intracoastal comes back between tenants needing floors, paint, a kitchen and bath refresh and new doors; we price the list in writing and run it back to back around the building's work hours. On a building of three stories or more the state's milestone inspection is the engineer's; the unit work, the trim, the railings and the common-area list are ours, scoped in writing for the board.
From June through November every exterior opening is a storm opening. A project that touches a door or a window is planned around the product approval and the permit, and the shutters stay reachable. Interior work does not pause for the season; exterior paint and the dock wait for a dry stretch, and the scope says which is which.
Tell us what you want to change. Small refreshes are priced on the call. A multi-room project gets a walk-through from our South Andrews Avenue office within days.
Every room, every item, every finish on paper. You pick the fixtures, tile and colors, or we bring options. Nothing is ordered until you sign off.
Repairs first, then paint, floors, fixtures, trim. The same technicians through the whole Fort Lauderdale job, and a licensed trade brought in for the wiring or plumbing when the scope needs one.
We walk every room with you, leave the house clean, and every item carries our one-year workmanship warranty, on paper.
Florida has no handyman license. The state defines a contractor as anyone paid to repair, alter or improve a structure, exempts only casual, minor work under a set small amount, and reserves structural work, roofing, air conditioning, plumbing and electrical for state-licensed contractors; Broward adds its own certificates for the specialty trades. Kaminskiy Care and Repair is bonded and insured, every technician is Kaminskiy-certified and background checked, we run the carpentry, cabinets, counters, floors, paint, trim, doors and finish side of a project, and the licensed plumber and electrician are brought in for the fixtures and the wiring and named on the scope.
Fort Lauderdale builds to the Florida Building Code with the Broward amendments, which let general maintenance and repairs under a set cost go ahead without a permit when the Building Official reads them that way, and treat painting, flooring, cabinets and counters as finish work. The permit question for a project starts when plumbing or wiring moves, a wall comes out, an exterior door or window is replaced, or anything reaches a beam or a header, and in a flood zone a big enough project can trigger the flood rules. We tell you which on the walk-through and pull the permit as part of the job.
In the high-velocity hurricane zone a replacement exterior door or window needs a permit and a product with a Florida or Miami-Dade approval that passed the impact tests for this zone, so an opening in a project is specified and ordered that way. In Sailboat Bend and the Himmarshee district, work that changes the look of a designated house needs a certificate of appropriateness, while interior work and in-kind repair are reviewed by the preservation planner without a hearing, which is what a refresh is.

Call 954-787-3186Renovating keeps the rooms where they are and makes them new: cabinets, counters, a vanity, floors, paint, trim. Remodeling moves walls, pipes or wiring. A Fort Lauderdale kitchen that works but looks like 1985 is a renovation at a fraction of the cost. A kitchen you want on the other side of the house is a remodel, and we name a licensed general contractor on the call.
From the finishes you pick and the labor the room needs, never from square footage. One room is usually priced off photos and a short call. Several rooms get a walk-through from South Andrews Avenue and a written scope with a price on every line, which you approve before anything is ordered. Call 954-787-3186 to start.
The licensed plumber, and the licensed electrician wires the new light and fan; Florida reserves that work for them, so we book them into the scope and coordinate the days. The vanity, the mirror, the shower door, the tile, the paint, the trim and the door are ours. One call, one schedule.
That is the normal Broward project. We walk the house before you leave, you approve the written scope, we hold a key or a lockbox code, and the rooms are finished in order through the summer with photos as each one is done. Nothing changes without your yes, and we walk the finished house with you on video or the day you land.
Not the finish work: painting, flooring, cabinets, counters, and a fixture replaced in the same spot by the licensed trade. A permit comes in when plumbing or wiring moves, a wall comes out or an exterior door or window is replaced, which in this zone also means a product approval. We settle it on the walk-through and pull the permit when one is needed.
Most block houses east of Federal Highway have it. Once the carpet, pad and tack strip are up we tell you whether it is a floor to have the terrazzo specialist restore or a floor to cover with plank or tile, and the scope follows from that. Either way the floor is settled before the cabinets and fixtures go in.
