Oakland Park is a city of 1950s ranch houses, and their doors show it: jamb feet rotted where water sits on the slab, weatherstrip flat so the cooled air leaks out all summer, sliders that drag on rollers nobody has replaced, jalousie doors that no longer close tight. We rebuild the frame, rehang the door, fit new seals and a sweep, and install the impact door you chose when the old one is past saving.

Fifties homes on and near the Middle River and the canals, with sliders and French doors to the water, damp ground and salt in the air. Hardware corrodes, sills rot on the water side, dock steps go at the ends. We reseal and reset the sliders, rebuild the sills, fit stainless hardware and say on the call when a waterway lot needs the city's extra look.
Small lots with original doors, jalousie frames, carports and fascia. Doors bind in frames that settled, carport posts go soft at the slab, fascia bows behind clogged gutters, and the repairs have to match what is there. We rebuild to the original profile so the street never knows.
Ranch houses on wider lots in the areas the city annexed, with patio covers, pergolas, builder sliders and long gutter runs. Beam ends check, rollers flatten, the garage-to-house door stops closing on its own. We splice the beams, replace the rollers and get the irrigation off the house.
Age, mostly. The 1950s ranch houses that fill Oakland Park have low roof edges with long fascia runs, door jambs that sit on the slab and wick every rain, and original hardware that has seen seventy humid summers. None of it is dramatic; all of it is cheaper this year than next, and most of what we fix here waited a while.
Doors, drywall, plaster patches, trim, fascia, fences, decks, rot, caulk and the small list are handyman work. Electrical, plumbing, air conditioning and roofing are licensed trades in Florida, and a beam that carries the roof is an engineer's call, so we tell you who to call for those. The licensed pest company treats the termites; we rebuild afterward.
Most Oakland Park jobs are priced on the call from your description or a photo, in writing, before anything is scheduled. A rebuilt frame, a dock step run or a bath refresh gets a look first and a written scope. The price you approve is the price at the house.
Old weatherstrip, a worn sweep and a door that no longer closes tight leak cooled air all summer. A rehang, new seals, an adjusted threshold and a slider that latches are a small job that pays back every month, and they are on most Oakland Park lists we see.
Tell us the list, or text a photo of the worst item. Most small repairs are priced on the call, in writing, in under ten minutes.
A Kaminskiy-certified technician comes with a stocked truck and works through the list in one visit wherever the parts allow.
A door swap, a rotted frame or a bathroom refresh gets a visit and a written scope before anything starts. No surprises at the house.
The work area is left clean and every repair carries our one-year workmanship warranty, on paper.
Florida has no handyman license; it licenses contractors. Anyone paid to repair or improve a structure is a contractor under state law, casual minor work under a set small amount is exempt, and structural work, roofing, air conditioning, plumbing and electrical are reserved for state-licensed contractors, with Broward issuing its own specialty certificates. Kaminskiy Care and Repair is bonded and insured, its technicians Kaminskiy-certified and background checked; we do the carpentry, doors, drywall, fences, rot and finish work and send the licensed trades to the right license.
Oakland Park says on its own building FAQ that maintenance or repair at or below a set cost may qualify as an exception to the permit requirement, which is the Broward reading of the Florida Building Code: a rehung door, a patched wall, a jamb, a fascia board, a post base. A replacement exterior door is permitted work with a product approval, and a rebuild into framing takes a permit and an engineer. The 2026 state exemption for small single-family jobs is a request the city decides, never in a flood zone, so we do not promise it.
The river and canal lots in Coral Heights and Royal Palm Isles are the wettest ground in the city and much of it sits in a flood zone, where the state small-project exemption does not apply and a large repair can bring the flood rules into play; a rebuilt sill or dock step is not that, and we say on the call when a job might be. In the high-velocity hurricane zone a replacement exterior door needs a permit and a Florida or Miami-Dade approval that passed the impact tests for this zone, or a shutter, and a big-box door without that approval will not pass, so we check the approval and the size before you order.

Call 954-787-3186, text a photo, or send the form. The whole county is on our Fort Lauderdale handyman page.

Describe the job or text a photo and the price comes on the call, in writing, before anything is booked. No service-call surprise. A rebuilt frame, a run of dock steps or a bath refresh gets a look first and a written scope.
Usually. The binding door, the weatherstrip, the screens, the shelving and the drywall cracks go on one list, and one Kaminskiy-certified technician with a stocked truck works through it. Special-order parts get scheduled before we leave.
Carpentry, doors, drywall, fences, decks, rot and finish work, yes, and Kaminskiy Care and Repair is bonded and insured with Kaminskiy-certified technicians. Electrical, plumbing, air conditioning, roofing and structural work are reserved for state-licensed contractors, and we tell you who to call for those.
Not for ordinary maintenance or repair at or below the set cost the city applies on its own FAQ, which covers most of a handyman list. A replacement exterior door, or a rebuild into framing, takes a permit, and on the river lots the flood zone changes what a big job needs; we tell you which on the call.
It helps. A door that leaks air lets the cooled air out all summer. New weatherstrip, a door sweep and an adjusted threshold seal the gap, and a rehung door closes tight against them.
