Water, wood and wind. Fort Lauderdale's humidity swells wood doors, rain driven sideways in summer storms gets under sliders that were set without a sill pan, and salt air off the canals rusts the hardware. Drywood termites infest door frames and sills, the tell is a little pile of pellets, and subterranean termites are spreading across South Florida. And every door here is a hurricane opening.
In Fort Lauderdale the frame and the seals fail before the door: termite and rot damage at the jamb, dried-out weatherstrip, a slider without a sill pan. Fixing those saves most doors. A new exterior door is a permitted, product-approved job, and we tell you on the call when it is the better buy.
For a repair, no: rehanging a door, new hardware, a new threshold seal and weatherstrip are minor repairs. Replacing an exterior door in Fort Lauderdale is a permitted job: the new door needs a Florida or Miami-Dade product approval and has to meet the hurricane rules. We tell you on the call what the permit needs and who pulls it.
Most water we find inside Fort Lauderdale homes comes in under sliding glass doors set without a sill pan or with blocked weep holes. Cleared weeps, a resealed sill and new rollers and seals stop most of it before the summer storms.
Waterfront homes on the canals with big sliders and French doors to the dock. Salt air rusts the hardware and rain gets under the sills. We reseal and reset sliders, replace hardware with stainless and install impact-rated doors to the code.
Older homes from the 1940s and 1950s, many with original wood doors and frames that termites have found. We cut out and rebuild the frames, rehang the doors and seal the thresholds.
Newer homes and associations with builder doors and sliders. We fix sagging entry doors, worn slider rollers and garage-to-house doors, and install new doors the association approves.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
Minor repairs, a rehang, hardware or weatherstrip, need no permit. Replacing an exterior door in Broward is a permitted job: the door needs a Florida product approval or Miami-Dade approval, sized and rated for the opening, and has to meet the high-velocity hurricane zone's impact rules or be shuttered. The new $7,500 owner exemption does not cover exterior doors, which the cities treat as structural.
In the high-velocity hurricane zone, a replacement exterior door needs a permit and a product with a Florida or Miami-Dade approval that passed the impact tests for this zone, or a shutter over the opening. A door from a big-box store without the right approval will not pass; we check the approval and the size before you order.
Many Fort Lauderdale neighborhoods and condo buildings have associations that approve exterior doors. A repair that matches needs nothing; a new door usually needs the association's form first, and we put the size, style, finish and product approval in writing for it.

Call 954-787-3186Call or text a photo and we price it right away; most repairs are on the schedule within days. Rehangs, frame repairs, new weatherstrip and lock swaps are one-visit jobs, because the parts come on the truck.
Usually, yes. Water gets in when the slider sits on a sill with no pan, the weep holes are blocked or the seals have failed. We clear the weeps, reset and reseal the sill and replace the rollers and seals; if the frame itself is rotted, we rebuild it first.
It depends on what failed: a rehang and a new strike cost far less than a rebuilt frame or a new prehung door. Tell us what the door is doing, or text a photo, and we give you the price on the call, in writing, before anything is scheduled. No surprises at the house.
Soft wood at the bottom of the jamb or the sill, small blisters in the paint and little piles of pellets on the floor. We cut out the damaged wood and rebuild the frame; treating the termites themselves is a job for a licensed pest company.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
For a repair, no. For a new exterior door, yes: in Broward it needs a permit and a product-approved, impact-tested door, or a shutter over the opening. A slab-only swap or an interior door is usually simpler. We tell you on the call what applies and who pulls the permit.
