Lap siding rotting at the porch of a Sailboat Bend frame house, battens falling off a canal-front gable, cedar gone gray and soft beside a Plantation garage: rebuilt in the same profile with fasteners that stand up to salt, sealed and painted to the house.

Kaminskiy Care and Repair repairs and replaces siding and exterior wood across Fort Lauderdale, Wilton Manors, Oakland Park, Plantation and Broward County: the lap siding of the 1920s frame houses in Sailboat Bend and along the river, the board-and-batten gables and wood fascia of the canal-front block houses east of Federal Highway, the vertical cedar and T1-11 accents on the ranches out west, and the fiber cement on the townhouses and newer homes. Salt air, summer rain, storms and termites decide where it fails. We rebuild it in the same profile with stainless or coated fasteners, seal every joint and paint it to the house. An EPA Lead-Safe Certified firm, priced in writing on the call: 954-787-3186.
Built for salt air, not just rain.
Fort Lauderdale is a canal city, and salt rides the sea breeze well inland. It rusts plain steel nails until they bleed orange down the boards and loosen, it breaks down paint on the water side first, and once the wood is bare the summer rain soaks into it. Termites finish what the rot starts. A lasting repair uses stainless or hot-dipped fasteners, primes every face of every new board, and seals the end grain at each joint.

Walk-Through & WarrantyWe take these calls across Broward every week, and after every storm that crosses the coast. A photo of the wall is usually enough to price the repair in writing on the call; when termites or a storm have opened the framing, we look first and work alongside your pest company before anything is booked.

We name the siding, check the historic map and the hurricane-zone rules, and price the repair in writing.

The damaged boards come off, the sheathing and framing are checked, and you see what the salt and water did.

New siding in the same profile, stainless or coated fasteners, every face primed, joints sealed, painted to the house.
Every job is backed in writing by our workmanship warranty and done by a Kaminskiy-certified, background checked technician.
On the 1910s to 1930s frame houses around Sailboat Bend, Tarpon River and the old mainland, in lap or drop siding. On the gables and accents of the 1950s and 1960s canal-front block houses, in board-and-batten. On the garage fronts and entries of 1970s and 1980s ranches out west, in vertical cedar or T1-11. And on townhouses and newer homes, in fiber cement. We name yours from a photo.
Plain steel nails rust fast within reach of the ocean and the Intracoastal. The rust stains the paint, the hole grows, the board loosens, and water follows the nail into the wood. We use stainless or hot-dipped galvanized fasteners on every new board near the water, and we set them so the heads sit flush and get primed.
Broward has the West Indian drywood termite inside old wood, and both the Formosan and the Asian subterranean termites coming from the soil, one of only two counties where both subterranean species are established. All of them are the pest company's to treat. We replace the siding and trim they damaged once treatment is done.
In late spring, walk the house: renail loose boards and battens, reset soffit panels, recaulk window trim, turn sprinkler heads away from the walls and repaint bare wood. A loose batten is how the wind gets a grip, and an open joint is where the driven rain gets in.
Fort Lauderdale grew from frame houses on the New River to block houses on dredged canals to ranch subdivisions out west. Each era put wood in a different place on the house, and each one fails in its own way under the salt, the rain and the termites.
Frame houses and cottages from the 1910s to the 1930s near the river, part of them in the Sailboat Bend historic district, with lap and drop siding, porches and wood windows. The bottom courses and the porch skirts rot, drywood termites take the casings. A repair in kind can be reviewed by the city's preservation planner without a board hearing. These houses predate 1978, so the paint is tested first and the work is done lead-safe by an EPA Lead-Safe Certified firm.
Block houses from the 1940s to the 1960s on the canals, many with board-and-batten or wood gables, wood fascia and wide soffits facing the water. The salt takes the paint and the nails on the water side first. We rebuild the gables and the roof edge with salt-rated fasteners and seal the end grain.
Ranch homes from the 1950s through the 1980s, many with vertical cedar, T1-11 or wood accents at the garage and the entry, plus newer townhouses in fiber cement. Sprinklers and lake-lot humidity rot the lower boards, and associations want the stain or color matched. We match it and put the materials in writing for the form.
Most of the time. Salt, sprinklers and termites go after particular boards: the water side, the bottom courses, the gable ends and the roof edge. The rest of the wall usually holds. We replace what failed, check the framing, and match the profile. When termites took the framing, the pest company's report and our photos set the scope.
Broward's amendment to the Florida Building Code lets general maintenance and repairs under a set value go ahead without a permit when the building official agrees, and a few replaced boards are that kind of work. Re-siding a wall is a permit, and in the high-velocity hurricane zone the new siding needs a Florida or Miami-Dade product approval. We check before we quote.
We price it in writing from a photo before anything is scheduled. The siding, how far the salt and water reached, whether the profile is stocked, and how much painting it takes to blend all move the number. No percentage markups.
There is no handyman license in Florida. Paid repair of a structure is contracting unless the job is casual and minor under a set small amount, and structural work, roofing and the licensed trades belong to state-licensed contractors. Kaminskiy Care and Repair is bonded and insured, and we tell you on the call which license your job needs.
We name the siding, read the WDO or inspection report if there is one, check the district and the flood zone, and price it in writing.
Damaged boards and rusted fasteners come off, the wrap and framing are checked, and anything soft is cut back to sound wood.
New siding in the same profile with stainless or hot-dipped fasteners, every face primed, butt joints flashed and sealed.
Painted to the house, the site cleaned, and the photos and the one-year workmanship warranty sent.
Fort Lauderdale builds to the Florida Building Code with Broward's amendments, which let general maintenance and repairs under a set value proceed without a permit as the building official reads them. Re-siding a wall is permitted work, and Broward is in the high-velocity hurricane zone, so the siding has to carry a Florida or Miami-Dade approval rated for it. We check the approval before anything is ordered.
Most Broward sales include a wood-destroying organism inspection report on the state form, written by a licensed pest control company. It lists live termites or beetles, the evidence and the visible damage, and says it is not a structural report. Treatment is the pest company's job; the damaged siding, fascia and trim on the list are ours. Send the report with the address and we price from it.
In Sailboat Bend and the Himmarshee district, changing the look of a designated house needs a certificate of appropriateness, while repair and in-kind replacement can be reviewed by the preservation planner without a hearing. Associations set colors and materials on most western streets. Homes built before 1978 may carry lead paint: Kaminskiy Care and Repair is an EPA Lead-Safe Certified firm, so the paint is tested and the work contained and cleaned to that standard.

Call 954-787-3186Most of it can be repaired. Near the coast the damage gathers on the water side, at the bottom courses, at gable ends and at the roof edge, and the rest of the wall is usually sound. We replace the failed boards and rusted fasteners, check the framing, fit new siding in the same profile, and seal and paint it. A whole wall is re-sided only when the damage runs across it.
Plain steel nails rusting in the salt air. The rust stains the paint, then the nail hole widens, the board loosens and water gets into the wood around it. Painting over the streaks does not stop it. The fix is new fasteners in stainless or hot-dipped galvanized steel, and new boards where the wood around the nails has softened.
We price it in writing from a photo before anything is scheduled. The siding type, how far the salt, water or termites reached, whether the profile is stocked, and how much painting it takes to blend all move the number. A few battens on a gable is a small line; a rotted wall with new sheathing is a larger one. No percentage markups.
General maintenance and repairs under a set value can go ahead without a permit under Broward's amendment, as the building official reads them. Re-siding a wall needs a permit and a siding product approved for the high-velocity hurricane zone. We confirm what your job needs before we quote.
Only for casual, minor work under a set small amount; past that, Florida treats it as contracting, and structural work, roofing and the licensed trades always go to state-licensed contractors. Kaminskiy Care and Repair is bonded and insured, and we tell you on the call which license your job needs. Call 954-787-3186.
Call a licensed pest control company first. Pellets under small holes point to drywood termites in the wood; mud tubes at the slab point to subterranean termites from the soil. The pest company treats and writes the report. Then we open the siding and trim, cut back to sound wood, check the framing and rebuild.
On most houses, yes, and near the water fiber cement outlasts wood against rot and termites; re-siding takes a permit and an approved product. On a designated house in Sailboat Bend or Himmarshee a change of material goes to historic review, so there we repair in matching wood and tell you before we start.
