Heat and sun. Palm Desert summers run well past 108 degrees and the nights stay warm, so a wood gate dries, shrinks and twists out of square until the latch misses. Drip irrigation keeps the ground wet at the base of the posts, termites move in, and the wind off the valley floor works the hinges loose. The fix is a gate rebuilt square on a stiff frame, posts reset in concrete and boards matched and sealed, not a new wall.
Palm Desert is stricter than most cities. A new wood fence or gate over three and a half feet needs a building permit, and wood is allowed only where it cannot be seen from the street. A repair has to match the fence it fixes. We check with the city before rebuilding a section, and we tell you on the call.

Normal upkeep is allowed as long as the repair matches the existing fence; a change of design or material is not a repair.
