Wellington doors come in two sizes: the house doors, 1970s and 1980s frames in Palm Beach Polo and Sugar Pond Manor that rot at the sill and the fifteen-year-old impact doors in Olympia and Village Walk whose hinges sag and locks miss, and the barn doors on the equestrian lots, sliding stall and aisle doors that have jumped their track or dragged their bottoms through the wash water. We rebuild the frames, rehang the house doors, and get the barn doors rolling on new track, rollers and guides.

Acre lots with barns, sheds, wash racks, paddock fences and houses with porches and pergolas, some inside the Equestrian Preserve Area, many occupied only for the winter season. Barn siding rots where the wash water hits, stall doors jump their track, paddock gates pull their posts over, porch posts rot at the base. We keep a barn job to the siding, trim, doors and frames, lift the wood off the wet ground, and one visit with a stocked truck covers more out here than in town.
Homes from the 1970s and 1980s with original fascia, door frames, patio covers and fifty years of gutters, under an association and the village review board. Fascia rots behind the overflow, patio beam ends go soft, sliders drag, and the sprinkler keeps the jamb bottoms wet for the termites. We rebuild the boards to the scheme and fix the gutter end or the sprinkler head that caused it.
Gated communities from the 2000s with stucco over block, foam trim and impact doors now fifteen to twenty years old. Hinges sag, rollers flatten, multipoint locks stop catching, and the little wood that is left, clad windows, door jambs on the slab, pergola beams, goes soft where the drip line hits. We fix those to the scheme and hang the replacements the committee has approved.
Water, from the sky and the hose. The village was drained out of wet ground, the afternoon rain from May to October keeps it that way, and on the equestrian lots the wash rack and the paddock add their own soaking every day. Add associations on most streets that notice peeling trim before you do, and the list is steady: small jobs, cheaper this season than next.
Doors, barn doors, drywall, trim, siding, porches, pergolas, fences, decks, rot, caulk and the small list are handyman work. Electrical, plumbing, air conditioning and roofing belong to Florida's state-licensed contractors and a beam that carries a barn roof belongs to an engineer, so we say which on the call and tell you who to call. The pest company treats the termites; the rebuild is ours.
Most Wellington jobs are priced on the call, in writing, from a description or a photo, before anything is scheduled. A run of barn siding, a rebuilt frame or a bathroom refresh gets a look first and a written scope. What you approve is what you pay.
The equestrian properties fill up in the winter and empty in the spring, and the barn takes a beating in between. Stall and aisle doors back on track, kick boards and siding rebuilt at the wash rack, tack-room walls patched, paddock gates rehung, porch posts replaced, all from a photo and a gate code before the horses come back, with pictures when it is finished. Anything that holds the barn up is named before it is touched.
Tell us the list, or text a photo of the worst item. Most small repairs are priced on the call, in writing, in under ten minutes.
A Kaminskiy-certified technician comes with a stocked truck and works through the list in one visit wherever the parts allow.
A door swap, a rotted frame or a bathroom refresh gets a visit and a written scope before anything starts. No surprises at the house.
The work area is left clean and every repair carries our one-year workmanship warranty, on paper.
Florida does not license handymen; it licenses contractors, and calls anyone paid to repair or improve a structure one. Casual minor work under a set small amount is exempt, and structural work, roofing, air conditioning, plumbing and electrical are reserved for state-licensed contractors, with the county certifying the specialty trades. Kaminskiy Care and Repair is bonded and insured, its technicians Kaminskiy-certified and background checked; we do the carpentry, doors, drywall, siding, fences, rot and finish work on the house and the barn and send the licensed trades to the right license.
Under the code Wellington enforces, repairing a structure is permitted work unless the building official agrees a job is an ordinary minor repair, and that door shuts the moment a wall, a structural beam or a load-bearing support would be cut; painting is outside the permit world entirely. A rehung door, a patched wall, a sill, a run of barn boards or a fascia board sits on the minor-repair side; a replacement exterior door or a rebuild into framing does not, and we put the question to the Building Division before a bigger job. The village says the 2026 state exemption only removes permits for small non-trade projects it never permitted anyway and rules out any flood hazard property, so we do not promise it.
Wellington keeps an architectural review board and a village code that does not allow a leaning, peeling or rotted fence, and most streets add an association on top. A repair painted to match the house rarely needs either; a new door, a changed profile or a new color usually needs the form, and we put the size, finish and product approval in writing for it, impact-rated or shuttered glass included, since a replacement exterior door here is a permitted job with a Florida or Miami-Dade approval. In the Equestrian Preserve Area the barns have rules of their own, and we keep a barn repair to the siding, trim, doors and frames, not the structure.

Yes, between seasons especially. Stall and aisle doors back on track, kick boards and siding rebuilt at the wash rack, tack-room drywall, paddock gates rehung on hardware sized for them, porch posts replaced; anything that holds the barn up is named before it is touched and goes to the engineer.
For carpentry, doors, drywall, siding, fences, porches, rot and finish work, a handyman, and Kaminskiy Care and Repair is bonded and insured with Kaminskiy-certified technicians. Florida reserves electrical, plumbing, air conditioning, roofing and structural work for state-licensed contractors, and we tell you who to call for those.
An ordinary minor repair goes ahead with the building official's okay and no permit, which covers most of a handyman list, and painting needs none. A replacement exterior door, a new structure or a rebuild into framing is permitted work, the state small-job exemption is one the village reads narrowly and rules out on flood hazard property, and we put the question to the Building Division before a bigger job.
A repair painted to match the house rarely needs either. A new door, a changed trim profile or a new color usually goes to the association and sometimes to the village review board first, and we give you the size, style, finish and product approval in writing so the form takes five minutes.
