Palm Beach Gardens doors are mostly heavy: eight-foot impact entry doors and French pairs in PGA National, BallenIsles and Mirasol that have sagged on hinges never sized for the weight, patio sliders that drag after twenty seasons of pool-deck grit, and 1960s frames off Burns Road that rot at the slab. We rehang on heavy-duty hinges with long screws, realign the pair, replace the rollers, rebuild the jamb and hang the replacement the association approved.

The oldest homes in the city, block ranches with original fascia, carports, jalousie-era frames and sixty years of gutters, and mostly no association. Doors bind in frames that settled, jambs crumble at the slab, fascia bows behind the overflow, and the plaster and drywall crack over the openings. We rebuild to the original profile, rehang the doors and fix the gutter end that caused it.
Lake and course lots from the 1980s on, with association standards, pool cages, pergolas, lanais and irrigated turf against the house. Heavy doors sag, pergola beams go soft at the ends, lanai posts rot at the base, and the garage jamb never dries. We rebuild to the scheme, rehang on hinges sized for the weight and put the finish in writing for the form.
The newest gated communities, stucco over block with foam trim, outdoor kitchens and impact doors fifteen years old or less. The failures are small and exact: a multipoint lock that stops catching, a slider that drags, a wood-clad window frame or an outdoor kitchen trim piece gone soft, a crack in the knockdown. Smaller fixes, matched exactly, with the drip line or the sprinkler that caused it corrected.
Irrigation and the long summer. Most of the city is turf and landscaping watered every morning against stucco walls and wood jambs, the afternoon rain from May to October adds to it, and the heavy doors and long pergolas the golf communities were built with ask more of their hardware than builders allowed for. The jobs are small and steady, and each is cheaper this year than next.
Doors, drywall, texture, trim, pergolas, fences, decks, rot, caulk, screens and the small list are handyman work. Electrical, plumbing, air conditioning and roofing belong to Florida's state-licensed contractors and a beam that carries a roof belongs to an engineer, so we say which on the call and tell you who to call. The pest company treats the termites; the rebuild is ours.
Most Palm Beach Gardens jobs are priced on the call, in writing, from a description or a photo, before anything is scheduled. A pergola, a rebuilt frame or a bathroom refresh gets a look first and a written scope. What you approve is what you pay.
Palm Beach Gardens sits in the wind-borne debris region, so from June to November the exterior doors, the shutters and the panels are the list that matters. Before the season we check that the shutter tracks are clear and the wing nuts still turn, that the garage-to-house door closes on its own, and that the heavy entry door still seals; after a storm we rehang what the wind racked and send a damaged impact door to the licensed contractor who can permit its replacement.
The sticking door, the drywall hole, the gate that drags. Call or text it over and we price it on the call, in writing.
Hinges, strikes, weatherstrip, anchors, compound, fasteners and the common parts ride on the truck, so one visit usually clears the list.
Anything that needs opening a wall, rebuilding a frame or matching a finish gets a look and a written price before we start.
We tidy up, walk you through what was done, and the one-year workmanship warranty is in writing.
Florida licenses contractors, not handymen: anyone paid to repair or improve a structure is a contractor under state law, casual minor work under a set small amount is exempt, and structural work, roofing, air conditioning, plumbing and electrical are reserved for state-licensed contractors, with Palm Beach County certifying the specialty trades. Kaminskiy Care and Repair is bonded and insured with Kaminskiy-certified, background-checked technicians; we do the carpentry, doors, drywall, pergolas, rot and finish work and send the licensed trades to the right license.
Palm Beach Gardens builds to the Florida Building Code with the county chapter, which gives the building official room to approve an ordinary minor repair with no permit and takes it away the moment a wall, a structural beam or a load-bearing support would be cut. A rehung door, a patched wall, a jamb, a beam end or a fascia board sits on the maintenance side of that line; a replacement exterior door or a rebuild into rafters does not, and we check with the Building Division before a bigger job. The city says in its own FAQ that the whole county counts as a flood hazard area, so the 2026 state exemption for small jobs does not apply here, and we do not promise it.
From June to November every exterior opening is a storm opening. We check that shutters still track and their anchors still bite, that sliders lock and the entry door latches without a shove, and when a door is past saving we check the product approval and the size against the wind-borne debris rules before you buy: a replacement exterior door needs a permit and a Florida or Miami-Dade approval, with any glass impact-rated or behind an approved shutter. The taller condo buildings along PGA Boulevard now carry the state milestone inspection; the doors, trim and railings it flags are ours, the structural report is the engineer's.

Yes. We pull the hinge screws, drive long screws into the framing, fit heavy-duty hinges where the originals were never sized for the weight, reset the strike and adjust the multipoint lock so the door latches with one hand, then reseal the threshold.
For carpentry, doors, drywall, pergolas, fences, rot and finish work, a handyman, and Kaminskiy Care and Repair is bonded and insured with Kaminskiy-certified technicians. Florida reserves electrical, plumbing, air conditioning, roofing and structural work for state-licensed contractors, and we tell you who to call for those.
Usually not for an ordinary minor repair, which the county chapter lets the building official approve without a permit, and painting needs none. A replacement exterior door or a rebuild into framing is permitted work, the state small-job exemption does not apply in the Gardens by the city's own FAQ, and we tell you on the call which side your job is on.
Every week. We register at the gate, match the approved scheme, and when a new door or a changed color needs the architectural form we give you the size, style, finish and product approval in writing so the form takes five minutes.
