Miami doors live in heat and humidity all year: the 1920s wood doors in Morningside and the Grove swell and stick, drywood termites hollow the frames, hardware rusts, and the jalousie and builder doors in the block neighborhoods west of the river no longer close tight. We rehang and seal, rebuild the frame, fit hardware that lasts, and install the impact door you chose, checked against the hurricane-zone approval before you order.

THE LISTALL DONEEvery one of these is routine for a Kaminskiy-certified technician based on Ponce de Leon Boulevard. Make one list. One call handles all of it.

We answer in under three rings and get you priced and scheduled in minutes.

A clear, written quote with upfront pricing. You approve before work begins.

Kaminskiy-certified pros finish the job with a workmanship warranty.
Every job is backed in writing by our workmanship warranty and done by a Kaminskiy-certified, background checked technician.
Mediterranean and MiMo houses from the 1920s to the 1950s near the bay, several in historic districts, with original wood doors, plaster walls and trim taking the salt air. Doors bind in settled frames, hardware rusts, sills rot on the water side. We save the original where it can be saved, rebuild in kind and keep the district paperwork simple.
The oldest wood in the city: frame cottages with clapboard, porches and wood windows under a canopy that never lets them dry, and 1920s masonry homes with wood eaves. Siding rots along the bottom course, porch posts at the base, doors swell every summer, and drywood termites take the old frames. We splice new wood into old and match the lap and the reveal.
Concrete-block homes from the 1940s to the 1960s with jalousie and builder doors, where the wood is the fascia, the jambs on the slab and the pergola out back. Doors stop closing tight, jambs wick off the walkway, drywall cracks over the openings. We rehang, rebuild the jambs, patch and texture, and install the impact door you chose when the old one is done.
Because nothing here is ever dry. From May into October it rains most afternoons, the humidity stays near saturation all night, salt air works on anything near the bay, and three kinds of termite live in the county. Wood swells, hardware rusts, paint lets go, frames hollow out. A sticking door or a soft sill is a small job in year one and a rebuild in year five.
Doors, drywall, plaster patches, trim, siding, fences, decks, rot, caulk, screens and the small list are handyman work. Florida reserves electrical, plumbing, air conditioning and roofing for state-licensed contractors and anything structural for an engineer, so we say so on the call and tell you who to call. The licensed pest company treats the termites; we rebuild what they ate.
Most Miami jobs are priced on the call from your description or a photo, in writing, before anything is scheduled. A rebuilt frame, a wall of Grove siding or a bathroom refresh gets a look first and a written scope. The price you approve is the price at the house.
Miami-Dade and Broward are the only counties in the country where the Formosan and the Asian subterranean termite are both established, and the West Indian drywood termite lives in the old door frames and trim with no soil at all. A licensed pest company identifies and treats whichever it is; we rebuild the frames, sills, siding and trim afterward, in that order, and we tell you which pile of pellets means which.
The sticking door, the drywall hole, the gate that drags. Call or text it over and we price it on the call, in writing.
Hinges, strikes, weatherstrip, anchors, compound, fasteners and the common parts ride on the truck, so one visit usually clears the list.
Anything that needs opening a wall, rebuilding a frame or matching a finish gets a look and a written price before we start.
We tidy up, walk you through what was done, and the one-year workmanship warranty is in writing.
Florida has no handyman license. The state defines a contractor as anyone paid to repair, alter or improve a structure, exempts only casual, minor work under a set small amount, and reserves structural work, roofing, air conditioning, plumbing and electrical for state-licensed contractors; Miami-Dade adds its own certificates for the specialty trades. Kaminskiy Care and Repair is bonded and insured, every technician is Kaminskiy-certified and background checked, we work the carpentry, drywall, door, fence, rot and finish side of the list, and we send the licensed trades to the right license and say so on the call.
The City of Miami lists what needs no permit, and painting is on it as long as the stucco is left alone; a rehung door, a patched wall, a sill or a run of trim is a minor repair under the Florida Building Code, which lets a building official approve ordinary minor repairs without a permit as long as no wall is cut and no beam is removed, and the county puts non-structural repair work by a licensed contractor under a set cost in that bucket. A door replaced together with its frame needs a permit, and so does a window. The 2026 state exemption must be approved and posted before work starts, never in a flood zone, so we do not promise it.
In the high-velocity hurricane zone a replacement exterior door needs a permit and a product with a Miami-Dade or Florida approval that passed the impact tests for this zone, or a shutter over the opening; a big-box door without that approval will not pass, so we check the approval and the size before you order. In Morningside, Buena Vista East and the designated parts of the Grove, a change to the outside needs historic review, while a repair that matches what is there is the simplest case. Along the bay the condo towers of three stories or more carry the state milestone inspection: unit doors, trim and railings are ours, the structural report is the engineer's.
Our South Florida office is in Coral Gables. It depends on the list. Describe the jobs or text a photo of the worst one and the price comes back in writing before anything is scheduled; there is no service-call surprise at the house. A rebuilt frame or a bathroom refresh gets a look first and a written scope.
That is the whole idea. The sticking door, the plaster crack, the screen, the gate and the caulk go on one list, and a Kaminskiy-certified technician works through it in one visit wherever the parts allow. Special-order items are scheduled before we leave.
Florida has no handyman license and reserves electrical, plumbing, air conditioning, roofing and structural work for state-licensed contractors, so those go to the right license and we tell you who to call. Usually not. Painting is on the city's own no-permit list, and a rehung door, a patched wall or a rebuilt sill is a minor repair the building official can approve without one, with the county's set cost for non-structural repair work by a licensed contractor. A door replaced with its frame, a window, or anything in a historic district beyond an in-kind repair is where we check first and tell you on the call.
Soft wood at the bottom of the jamb, small blisters in the paint and little piles of six-sided pellets on the floor. A licensed pest company treats the termites; we cut out the damaged wood and rebuild the frame afterward, and we tell you which you are looking at on the call.
