Old houses and long wet seasons. Much of Portland was built before 1950, so many front doors and frames are original. Rain from October to May sits at the sills and rots the jamb feet and brickmold, doors swell and stick, and moss and damp finish the paint. The original door is usually worth saving; the sill, the frame and the hinges need the work.
In Portland the original door is almost always worth keeping: the sill, the frame and the hinges fail first. A rebuilt sill, a sealed and rehung door and tuned hardware give it decades more, and we tell you on the call when a new door is truly the better buy.
Not for most door work. In Portland, as everywhere in Oregon, replacing a door where no structural member changes is exempt from a permit, and so are rehangs and frame repairs. Cutting a new doorway or widening one changes the header, and that takes a permit.
Irvington, Ladd's Addition and Portland's other historic districts review changes to the outside of a house. A same-size door in the same opening is generally exempt from that review; a new opening or a different design is not, and repairs that keep the original are always the easy path.
Craftsman bungalows and old foursquares with original doors, some in historic districts. We rebuild sills and frames, rehang the originals and seal them.
Hillside homes under big trees, with doors that bind as houses settle. We true frames, rehang doors and replace rotted sills.
Newer homes with builder doors and sliders. We rehang, replace slider rollers and install the prehung doors you buy.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
Oregon's residential code exempts door and window replacements where no structural member is changed, so a same-size door in the existing opening needs no building permit. In Portland's historic districts, a same-size door in the same opening is generally handled as an exemption from historic review, while a new opening or a different design goes through review. Repairs need no permit.
The residential code wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close on its own, as the code requires. Many older homes have a hollow-core door there; we install the right door, and the closer where one is needed.
Irvington, Ladd's Addition and Portland's other historic districts review changes to the outside; a same-size front door in the same opening is usually exempt, and repairs that keep the original door are the easy path. Condo associations approve new unit doors on their own forms.

Usually, yes. An original door that swells and sticks needs its edges planed and sealed, its hinges tightened and its sill and frame rebuilt; we keep the door, the hardware and the character of the house.
It depends on what failed: a rehang and a new strike cost far less than a rebuilt frame or a new prehung door. Tell us what the door is doing, or text a photo, and we give you the price on the call, in writing, before anything is scheduled. No surprises at the house.
Often, if the new door is the same size in the same opening; Portland generally treats that as an exemption from historic review. A new opening or a different design goes through review. Repairs that keep the original are the easiest path.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
Not for a same-size door in the existing opening, and not for a repair: Oregon's residential code exempts both. Widening the opening or adding a doorway changes the header and needs a permit. We check before you order the door.
