THE FIX MOST PORTLAND SIDING NEEDS

Find where the water gets in, then fix the board

Portland siding rots from behind and below. A gutter full of fir needles spills down the wall, a downspout empties at the foundation, moss holds the wet on the north side, and the bottom courses sit in it from October to June. A new board alone will not last if the water still has its way in, so we find the path, fix the gutter or the flashing or the grade, lap new paper behind the repair, and fit cedar, T1-11 or fiber cement that matches the wall.

Moss or green streaks on the north wall, and boards at the base that give under a thumb.
T1-11 panels flaking into layers along the bottom edge, or a panel corner crumbling at the foundation.
Hardboard lap flaring at the bottom edge with dark stains under the windows.
Shingles split, black or missing under a gutter that spills over in a storm.
Sawdust-like frass or winged ants in spring along the base of a wet wall.
A buyer's pest and dry rot inspection listing siding, trim or sill repairs before closing.

We take these calls all year, and most of them from October to June. A photo is usually enough to price the repair in writing on the call; when the soft wood may reach the sheathing or the sill, we come look first and put the scope on paper.

THE SIDING GUIDE

What to know about
Portland siding

What is on your house?

East-side bungalows and foursquares from before 1940 carry painted cedar lap and cedar shingle over fir sheathing. The 1960s and 1970s split-levels and ranches on the west side carry T1-11, a grooved plywood sheet that also braces the wall. Many 1990s homes carry hardboard or composite lap, put up before Oregon tightened its moisture rules, and newer homes carry fiber cement over a drainage space. We name yours from a photo.

Repair or re-side?

Repair, when the rot is local: a corner, the bottom courses, the wall under a bad gutter. Re-side a face when the T1-11 has delaminated across it, when hardboard has swollen on every course, or when the sheathing behind it is soft. A re-sided wall goes on to Oregon's moisture rules, with a drainage space behind the siding, and we price it next to the repair in writing.

Why repairs fail here

A board that is not lapped into the paper behind it sends the rain into the wall, a cut end left unprimed wicks water all winter, and a repair under a gutter that still overflows is the next repair. We lap every piece, prime every cut, and fix the gutter or the downspout as part of the same job.

Keep it dry

Clean the gutters after the firs drop their needles and again before the heavy rains, carry the downspouts away from the foundation, scrape the moss off the north walls, keep the soil and the bark six inches below the bottom course, and trim the branches back so the wall can dry. A board this year is a wall in five.

PORTLAND, OR

Portland siding,
east side to west hills

Portland was built in wood and is still mostly wood on the outside: cedar on the old east side, T1-11 on the postwar west side, hardboard on the nineties streets, fiber cement on the newest. What every wall shares is the rain, nine months of it, and the firs that drop needles into every gutter.

THE EAST-SIDE BUNGALOWS

Sellwood, Woodstock, Hawthorne, Richmond, Alberta, Irvington, Laurelhurst, St. Johns

Craftsman bungalows and foursquares from the 1900s to the 1940s in painted cedar lap and shingle, with fir trim and front porches. The bottom courses rot beside the porch steps and the downspouts, the shingles go under the gutters. Irvington, Ladd's Addition and the other historic and conservation districts treat a board replaced in kind as maintenance. These houses predate 1978, so the paint is tested and the work follows Oregon's lead-based paint renovation rules.

THE WEST SIDE AND THE HILLS

Cedar Mill, Raleigh Hills, Beaverton, Hillsdale, Multnomah Village, the Southwest hills

Split-levels and ranches from the 1950s to the 1970s in T1-11 and cedar lap, many under tall Douglas firs, on lots where the side yard never dries. The panels delaminate along the bottom edge, the moss holds the wet, and the fascia rots behind gutters packed with needles. Because T1-11 often braces the wall, a rotted panel is replaced, not patched.

HILLSBORO AND THE NEWER STREETS

Tanasbourne, Orenco Station, AmberGlen, Bethany, South Hillsboro, Reed's Crossing

Homes and townhomes from the 1990s and 2000s, many with hardboard or composite lap put up before Oregon's moisture rules, and the newest streets with fiber cement over a drainage gap. The older ones swell at the bottom edges and under the windows; associations set the colors. A section repaired like for like is a repair; a re-side goes on with the drainage space.

KNOW YOUR HOUSE

The four questions
every owner asks first

Can my siding be repaired?

Usually. Portland siding fails where the water is, at the base, under the gutters and on the north walls, and the rest of the wall is sound. We open the worst spot, read the sheathing and the sill with a moisture meter, and if the water has reached the framing we show you before we go further. A repair is priced next to a re-side so the choice is clear.

Do I need a permit for siding in Oregon?

Not for repair or replacement of siding that is not required to be fire-resistant: Oregon's residential code lists it as exempt, and Portland's own permit page says the same. Painting, gutters and a same-size window need none either. A wall opened into its framing, a sill plate, a resized opening or a deck over thirty inches is a permit, and we say so on the call.

What does a siding repair cost in Portland?

We price it in writing from a photo before anything is scheduled. The number moves with how much siding has failed, whether the profile is stocked or milled, what the moisture meter finds behind it, whether the gutter or the flashing has to be fixed too, and how much painting it takes to blend. Materials are named on the quote; there are no percentage markups.

Who may do siding work in Oregon?

Oregon requires a Construction Contractors Board license for anyone paid to repair or improve a home, and the only carve-out is a casual, minor job by someone who is not in the business and does not advertise. Kaminskiy Care and Repair holds CCB #252813, is bonded and insured, and the license checks on the CCB site. Electrical and plumbing are licensed separately and go to the right trade.

WHAT A VISIT LOOKS LIKE

From the photo you send
to a wall that dries

01Photo and the water question

We name the siding, ask where the gutters and downspouts empty, and price the repair in writing with the water fix included.

02Open and read

Soft boards come off, the sheathing and sill are read with a moisture meter, paint on a pre-1978 house is tested, and you see the photos.

03Rebuild to drain

Paper and flashing lapped so water runs out, every cut end primed, siding fitted to the profile and fastened to hold through the winter wind.

04Finish and hand over

Primed and painted or stained, the moss and needles cleared, the gutter draining, the photos and the one-year workmanship warranty sent.

Not our lane, and we say so on the call: treating carpenter ants or dampwood termites (a licensed pest company does that; we rebuild the wood they reached), asbestos-cement siding on some 1940s and 1950s houses (left in place until a lab tests it; a licensed abatement company removes it), and engineering for a wall whose framing or sill has failed (an engineer details it, we build it). The rest of the wall we take care of.
RULES WORTH KNOWING

The rules Portland
homeowners ask about

Permits and the moisture rules

Oregon's residential code exempts repair or replacement of siding that is not required to be fire-resistant, and Portland, Beaverton and Hillsboro all administer that statewide code, so a siding repair needs no permit. Ordinary repairs with like materials need no application at all. A re-sided wall is built to Oregon's moisture rules, with a drainage space behind the new siding, which is a different job from repairing a section, and we say plainly which one your wall needs.

Historic and conservation districts

In Irvington, Ladd's Addition, the Alphabet District and the city's other historic and conservation districts, repair and maintenance are exempt from historic review: a rotted board replaced in kind, repainting, a sash repaired. Replacing a run of siding with a different material is an alteration that may need review first. We keep the cedar profile and exposure so the repair stays on the maintenance side of that line.

Licensing and older paint

Oregon requires a CCB license for paid home repair; Kaminskiy Care and Repair holds CCB #252813. Oregon also runs its own lead-based paint renovation program instead of the federal one, so on a house built before 1978 the paint is tested first and the work is done to the state's renovation rules: the area contained, the debris bagged, the cleanup checked. Oregon does not require a termite report on a sale; a buyer orders a pest and dry rot inspection, and we repair what it lists.

Call 971-571-5787

Most Portland siding can be repaired: it rots where the water collects, at the base, under the gutters and on the north walls, while the rest stays sound. We cut out the soft boards, read the sheathing with a moisture meter, fix the gutter or flashing that let the water in, and fit new siding in the same profile. A face is re-sided only when T1-11 has delaminated across it, hardboard has swollen on every course, or the sheathing is soft.

No, as a rule. Oregon's residential code exempts repair or replacement of siding that is not required to be fire-resistant, and Portland's permit page lists siding repair and replacement among the projects that need no building permit. A repair that opens the framing, replaces a sill plate or resizes an opening is different, and we tell you on the call. In a historic district a repair in kind is exempt from historic review.

We price it in writing from a photo before anything is scheduled. The number depends on how much siding has failed, whether the profile is stocked, what the moisture meter finds behind it, whether the gutter or flashing needs fixing too, and how much painting it takes to blend. A few lap boards beside a porch is a small line; a wall of T1-11 with new sheathing is a larger one. No percentage markups.

Only if they hold a Construction Contractors Board license. Oregon requires a CCB license for anyone paid to repair, improve or build a home, handyman work included, and exempts only a casual, minor job by someone who is not in the business and does not advertise. Kaminskiy Care and Repair holds CCB #252813, bonded and insured. Call 971-571-5787 or send a photo.

T1-11 is plywood, and once water gets into its bottom edge or a seam it delaminates into layers. Because it usually braces the wall as well as covering it, a failed panel is replaced, not patched: the panel comes off, the framing is checked, the seam gets a flashing, and a new panel goes on primed on every edge. If most of a wall has failed, we price re-siding that face to Oregon's moisture rules.

Because it stays wet. Gutters full of fir needles spill down the wall, downspouts empty at the foundation, moss holds water on the north side, and nothing dries from October to June. Siding that is not lapped into the paper behind it, or cut ends that were never primed, wick it in. A lasting repair fixes the water path as well as the board.

East-side bungalows and foursquares carry cedar lap and shingle that rot at the base and under the gutters. West-side split-levels carry T1-11 that delaminates at the bottom edge under the firs. Many 1990s homes in Hillsboro and Beaverton carry hardboard or composite that swells at the edges, and newer homes carry fiber cement over a drainage gap. We tell you which you have on the call.
