Beaverton's 1950s to 1970s ranches and split-levels still have a lot of their original doors, and the wet season finds every one: the entry door that needs a hip in December, the garage-to-house door that stopped closing on its own, hollow-core bedroom doors with a hole, the slider on the back that drags. We rehang, rebuild the jamb on the slab, replace the rollers and install the door you bought.

Ranches and split-levels from the 1950s to the 1970s with T1-11, cedar lap siding, fir trim and the original doors and wood windows, many under big firs. Doors swell in the wet season, siding wicks off the ground, the garage jamb crumbles on the slab. We splice new wood into old, rehang what can be saved and match the paint.
Hillside homes from the 1980s to the 2000s with decks and railings facing the weather, association standards and siding from before the moisture rules. Deck boards rot at the ends, rail posts at the base, slider rollers wear out, and a stain below a window means water behind the siding. We rebuild, flash and match the scheme.
Tight lots from the 1960s to the 1980s where the side yard never dries and the neighbor's downspout drains along the wall. Fence posts, the side-door jamb and the siding bottoms rot on that side, and the inside list is doors, drywall and the hall bath. We fix the wood, reroute the water and paint it to match.
From the ground up. Washington County clay holds the winter rain, bark dust gets piled against the house every spring, and the bottom edge of the siding and the jamb on the slab wick it for months. Under the firs the north wall never dries and the doors on that side swell first. The sun side of a Beaverton house is usually fine; the shaded bottom course is where the list starts.
Doors, drywall, siding, trim, fences, decks, gutters, rot, caulk and the small things are handyman work. Oregon licenses electricians and plumbers on their own, and the roof, gas and anything load-bearing belong to the licensed trade, so we name them as hand-offs and do the carpentry around them. Carpenter ants get the licensed pest company; the wet wood they found gets us.
Text the list or a photo and most Beaverton repairs are priced in writing before anything is scheduled, fifteen minutes from our Hillsboro office. A deck, a wall of T1-11 or a bath refresh gets a look and a written scope first. If the siding comes off and shows more than the photo did, you hear it before we go on.
T1-11 rots along its bottom edge while the sheet above is sound, so we cut it back to good wood, splice in a new piece with the grooves lined up, add the drip edge that was never there, prime every edge and paint it to match. A filler patch skips the drip edge and fails the next winter. The same thinking goes for a door: plane and seal before you replace.
The sticking door, the drywall hole, the gate that drags. Call or text it over and we price it on the call, in writing.
Hinges, strikes, weatherstrip, anchors, compound, fasteners and the common parts ride on the truck, so one visit usually clears the list.
Anything that needs opening a wall, rebuilding a frame or matching a finish gets a look and a written price before we start.
We tidy up, walk you through what was done, and the one-year workmanship warranty is in writing.
The Oregon rule has no gray area: a person who is paid to repair or improve a house must be licensed by the Construction Contractors Board, whether the job is a kitchen or a doorknob, and the small-job exception covers only a casual one-off by someone outside the trade who never advertises. Kaminskiy Care and Repair holds CCB #252813, is bonded and insured, and treats electrical and plumbing, which Oregon licenses separately, and anything structural as hand-offs to the right license.
Beaverton works from Oregon's statewide residential code, and its exempt list covers most of a handyman list: siding that is not fire-rated can be repaired or replaced without a permit, a window or a door goes in its own opening without one, painting and gutters need nothing, a deck under 30 inches needs nothing, and an ordinary repair with like materials needs no application. A tall deck, a wider opening or a cut structural member is where a permit starts, and we check with the city's Building Division before a job like that.
Murrayhill, Sexton Mountain and many of the newer streets have associations; a repair painted to match rarely needs a form, a new color, door style or fence stain sometimes does, and we give you the materials and finish in writing for it. Oregon's moisture rules for siding apply when a wall is re-sided; a spliced sheet of T1-11 or a run of lap siding is a repair, and we say so plainly when a wall is past repairing.

That is how Beaverton homeowners use us. The front door, the garage-to-house door, the drywall hole and the fence gate go on one list, and a Kaminskiy-certified technician with a stocked truck works through it. A special-order door gets a second visit, scheduled before we leave.
In Oregon the handyman has to be the licensed contractor: anyone paid to repair a home needs a Construction Contractors Board license. Kaminskiy Care and Repair holds CCB #252813, is bonded and insured, and every technician is Kaminskiy-certified and background checked. Electrical and plumbing are licensed separately, and we tell you who to call for those.
No, for the work most Beaverton calls are about. Siding repair, a window or a door in the same opening, paint, gutters and a deck under 30 inches are on the state exempt list the city works from, and an ordinary repair with like materials needs no application. A tall deck or a cut structural member is the line, and you hear which side your job is on when we price it.
Yes. We cut the sheet back to sound wood, splice in a new piece with the grooves lined up, add a drip edge, prime every edge and paint it to match, and we pull the bark dust down so it does not happen again. If the sheathing behind it is wet, you hear it before we go further.
All of Beaverton from our Hillsboro office, including Central Beaverton, Five Oaks, Cedar Hills, Cedar Mill, Vose, Highland, Sexton Mountain, Murrayhill and Cooper Mountain, plus Aloha, Raleigh Hills, Hillsboro and Tigard. Call 971-571-5787 to confirm your address.
