Slope and rain. Happy Valley homes sit on hillsides that settle in the first years, racking frames until doors bind and latches miss. The wet season rots sills and jamb feet and swells wood doors. Builder doors and sliders in the newer subdivisions wear quickly. The fix is a trued frame and a rehang far more often than a new door.
In Happy Valley most door problems are settling and rain, not worn-out doors: a trued frame, a reset strike and a sealed sill fix them. Split builder doors are the exception, cheaper to replace, and we tell you which on the call.
A door that goes into the opening it replaces, with no change to the framing, needs no building permit in Happy Valley under the Oregon code, and ordinary repairs do not. Changing the opening does, and that is the line we check on the call.
Homes on Happy Valley's slopes settle for years after they are built, and doors are the first to show it. Shimming the frame, resetting the hinges and moving the strike bring a binding door back without replacing it.
Steep lots where homes settle and frames rack. We true the frame, rehang doors that bind and reset the strikes.
Newer subdivisions with association styles and builder doors. We swap split interior doors, replace slider rollers and install new doors the association approves.
The newest streets, with doors still settling with the houses. We adjust and rehang, swap hardware and fix garage-to-house doors so they close on their own.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
Oregon keeps door work simple: a replacement that changes no stud or header needs no permit, and neither does a repair. Cutting or widening an opening is permitted work. Where an association reviews exterior changes, a new door style may need its approval first.
The residential code wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close on its own, as the code requires. Many older homes have a hollow-core door there; we install the right door, and the closer where one is needed.
Most of Happy Valley is newer subdivisions with associations and approved door styles. A repair that matches needs nothing; a new front door usually needs the association's form first, and we put the details in writing for it.

Call 971-571-5787We answer in under three rings, price most door repairs on the call, and usually schedule within days. The technician brings shims, hinges, strikes, weatherstrip and jamb stock, so a rehang, a frame repair or a lock replacement is finished in one visit.
New houses settle in their first years, especially on a slope, and the door frames move with them. We shim and true the frame and reset the strike, so the door closes and latches again.
A rehang or a new strike plate is a small job; a rebuilt frame or a new door installed is a bigger one. Describe the door or text a photo and you get the price on the call, in writing, before we schedule anything, and that is the price at the house.
Yes. You buy the approved door and we install it in the existing opening, frame trued first so it hangs right on a settling house, with the hardware and finish the association set.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
Usually not: a same-size replacement that leaves the framing alone is exempt under the Oregon code, and so are repairs. If the opening has to change, it needs a permit, and we tell you before you buy the door.
