Pleasanton sits on clay that swells in the winter rain and shrinks in the summer heat, so its doors stick by the season and rattle by the next: tract entry doors in Del Prado and Val Vista, the turned-post porches and original doors around Main Street, heavy entries and French doors in the hill communities. We true the frame, set the strike where it holds in both seasons, rehang and reseal, and install the doors you choose, retrofit or full-frame, to the city's own rule.

THE LISTALL DONETri-Valley heat and winter clay turn a small item into a bigger one by spring, so call while it is small. A Kaminskiy-certified technician prices most of these on the call. One list.

Priced and on the calendar during the first call.

A written quote you approve before anyone drives out.

One crew, truck stocked, warranty in writing.
A one-year workmanship warranty, in writing, on every Pleasanton job.
Victorians, bungalows and cottages from the 1890s through the 1930s with wood siding, turned porch posts, wood-framed windows, wide trim and original doors, inside the city's downtown design review. The rot starts where the wood meets the step or the ground, the doors bind in settled frames, and a repair has to keep the look of the house. We splice new wood into old and photograph before and after.
1960s to 1980s ranch and tract homes with builder doors, wood fascia, pop-out sills, patio covers and garage door jambs on the slab, with sprinklers along every wall. The clay racks the frames, the sun splits the paint on the west faces, hollow-core doors split and the sliders wear. Predictable work, cheap when it is caught early, texture matched before paint.
Newer stucco homes with foam trim, heavy entry doors, French doors, strict association standards and hillside lots with decks and railings facing the weather. The work is adjustment and hardware, wood-clad sills, deck boards and rail posts, matched to the approved color and profile with the form handled.
Clay and heat. Much of Pleasanton sits on expansive clay that swells when the winter rain soaks it and shrinks in the summer, so door frames shift a little every year, drywall cracks open and close by the season, and fence posts work loose. The Tri-Valley sun cracks the finishes and flattens the weatherstrip, and around Main Street the wood is a century old and meets the ground at the porch. None of it is dramatic; all of it is cheaper this year than next.
Doors, drywall, trim, siding, porch posts, fences, decks, rot, caulk and fixtures are handyman work. A roof, an electrical panel, a re-pipe, a gas line or anything structural goes to the licensed specialty trade, and we say so on the call. Termite treatment belongs to the licensed pest company; the rebuild of what they ate is ours.
Most Pleasanton jobs are priced on the call, in writing, from a description or a photo, before anything is scheduled. A porch post that carries a roof, a deck or a bathroom refresh gets a look first and a written scope. The price you approve is the price at the house.
Pleasanton treats a retrofit door or window set inside the existing frame as exempt from a permit and a nail-on, full-frame unit as permitted work. The retrofit is quicker and leaves the stucco alone; the nail-on fixes a frame that has failed. We measure first, tell you which your opening needs, and you buy the right unit once.
The sticking door, the drywall hole, the gate that drags. Call or text it over and we price it on the call, in writing.
Hinges, strikes, weatherstrip, anchors, compound, fasteners and the common parts ride on the truck, so one visit usually clears the list.
Anything that needs opening a wall, rebuilding a frame or matching a finish gets a look and a written price before we start.
We tidy up, walk you through what was done, and the one-year workmanship warranty is in writing.
In California a repair under a small set amount can be done without a license when no permit is needed and nobody is employed to do it; above that line the state wants a licensed contractor. Kaminskiy Care and Repair holds License #1120648, is bonded and insured, and its technicians are Kaminskiy-certified and background checked, so a door swap, a porch post or a deck railing is inside the law. Jobs over the written-contract threshold go on paper first.
Pleasanton's own permit handout says it plainly: application or notice to the building official is not required for ordinary repairs to structures, and painting and similar finish work need no permit at all. The same sheet draws the line where the state code does, at cutting away a wall or a structural beam and at anything touching plumbing or wiring, and it exempts a retrofit door or window inside the existing frame while permitting a nail-on unit. A rebuilt sill, fascia board, jamb or porch post base is an ordinary repair; a deck attached to the house is a permit, and we tell you which on the call.
On the Downtown Specific Plan streets, exterior changes to a building go through the city's design review, and the historic houses around Main Street are held to their original look. A like-for-like repair that changes nothing visible is how we work there, photographed before and after. In the hills, Ruby Hill, Kottinger Ranch and most of the newer streets have associations; a repair painted to the scheme rarely needs a form, a changed profile or color does, and we put the materials in writing for it.

Describe the job or text a photo and the price is in writing before anything is scheduled. What drives it is what comes out once the wood is opened, how high and how reachable it is, and the finish it has to match: a turned downtown porch post is not a plain fascia board.
Yes. The sticking door, the heaved fence post, the drywall crack and the ceiling fan go on one list, and one Kaminskiy-certified technician with a stocked truck works through it. Anything needing a special-order part is scheduled before we leave.

Not for an ordinary repair. Pleasanton's own handout says ordinary repairs to a structure need no application and painting needs no permit; a sill, a fascia board, a rehung door or a retrofit door inside the existing frame is that. A nail-on, full-frame door, a deck attached to the house or rot into a beam is a permit, and we tell you on the call.
The clay under many Pleasanton homes swells with the winter rain and shrinks in the summer, and the door frames move with it. We true the frame, set the strike where it holds in both seasons and seal the edges, so the door closes in January and stays shut in July.
A like-for-like repair that changes nothing visible is the rule we work to there: same profile, same paint, photographed before and after. Anything that would change the look of the house goes to the city's design review first, and we say so before we price it.
