Age and settling. Much of Los Angeles was built between the 1910s and the 1960s, so many doors and frames are original and the houses have settled for decades, racking frames until doors bind and latches miss. Irrigation and winter rain rot frames at the threshold. On the hillside streets, slopes keep moving. The door is often fine; the frame and the hinges are not.
In Los Angeles an original solid door is worth saving: a rebuilt frame and a rehang keep it working for decades, and a new door rarely matches the house. A hollow-core door or a door rotted through is the exception, and we tell you which on the call.
Plan on a quick one. Los Angeles is in the City of Los Angeles, which treats a same-size door change-out as an express permit, issued over the counter, and a new or larger opening as a plan-check job. Rehanging a door, rebuilding a frame and new hardware are ordinary repairs; we handle the permit when a new door needs one.
Parts of Los Angeles, such as Miracle Mile, Carthay Circle, Hancock Park and Whitley Heights, are historic preservation overlay zones, where a new front door goes through review. Repairs that keep the original door are the easy path, and we keep them to what is there.
Craftsman and Spanish homes from the 1910s to the 1930s with original solid doors. We keep them: rebuild the frame, rehang the door and repair the bottom rail. Miracle Mile and Carthay Circle are historic overlay zones with their own review.
Hillside homes that settle and rack their frames, in the very high fire hazard zone. We true the frame and rehang the door, and check the wildfire rule before you buy a new exterior door.
Mid-century homes and marine air. Hardware corrodes and sliders wear. We replace hinges and locks, get sliders rolling and install the prehung doors you buy, express permit included.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
The City of Los Angeles lists a same-size, same-type residential door change-out as an express permit, and a new or larger opening goes through plan check. Rehangs, frame repairs and hardware are ordinary repairs. The hills have been a very high fire hazard zone since 1999, so an exterior door there may have to meet the wildfire standard, and we check before you buy.
California's residential code wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close and latch on its own. Many older homes have a hollow-core door there or a closer that quit; we install the right door and the closer.
Los Angeles has historic preservation overlay zones, such as Miracle Mile, Carthay Circle and Whitley Heights, where changes to the outside, a front door included, go through review. Elsewhere a repair that matches needs nothing, and condo associations approve new doors on their own forms.

Call 310-928-6211Call or text a photo and we price it right away; most repairs are on the schedule within days. Rehangs, frame repairs, new weatherstrip and lock swaps are one-visit jobs, because the parts come on the truck.
Usually, yes. An original Craftsman or Spanish door can almost always be rehung, its frame rebuilt and its bottom rail repaired. In a historic overlay zone we keep the repair to what is there.
It depends on what failed: a rehang and a new strike cost far less than a rebuilt frame or a new prehung door. Tell us what the door is doing, or text a photo, and we give you the price on the call, in writing, before anything is scheduled. No surprises at the house.
Yes. The City of Los Angeles treats a same-size door change-out as an express permit; we pull it, install the door and have it signed off. A new or larger opening goes through plan check, and we tell you that on the call.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
For a new door, plan on an express permit: Los Angeles is in the City of Los Angeles, which treats a same-size door change-out as an over-the-counter permit. Repairs, a rehang or new hardware need none. We handle the permit as part of the job and tell you on the call.
