Sacramento doors are old wood more often than not: 1900s and 1920s panel doors in Midtown and Curtis Park that swell shut in the fog season and shrink loose by July, 1950s ranch doors in Tahoe Park and River Park in frames that settled, and sliders at thirty years in the Pocket and Natomas. We plane, rehang and seal, rebuild the rotted jamb bottom, replace the rollers and install the door you bought, from our office in Roseville.

Victorians, Craftsman bungalows and cottages from the 1880s through the 1920s with wood siding, porches, wood windows and plaster, many in the city's historic districts. Doors bind in settled frames, porch posts and siding rot at the ground, plaster cracks reopen, and repairs are done in kind, which is what the preservation standards ask for on those blocks.
1920s through 1950s houses under big street trees that keep the north walls damp all fog season, and the Pocket's 1970s and 1980s homes along the river. Shaded fascia and sills go first, subterranean termites take the sill plate where the clay has built up, sliders wear out their rollers. We rebuild the runs, reset the grade below the wood and rehang the doors.
1940s to 1960s ranch houses with wood fascia, board siding and patio covers in full summer sun, and Natomas's newer stucco homes with wood-clad sills and association schemes. West-facing paint goes first, patio beam ends check, slab-set jambs crumble at the concrete, and the newer tracts bring the hairline and hardware list. We rebuild, match the finish and fix the drip line.
Four months of heat in the nineties and hundreds bake the paint and open the caulk; then the tule fog settles on the valley from November to February and keeps wood wet for weeks without a drop of rain. Add clay that holds water at every post, sprinklers on every bottom board and the western subterranean termite in the soil, and the oldest housing stock in the region gives up a little every year. The jobs are small when they are caught early.
Doors, drywall, plaster patches, siding, trim, fences, decks, rot, caulk and fixtures are handyman work. A roof, an electrical panel, a re-pipe, a gas line or anything that holds the house up goes to the licensed specialty trade, and we say so on the call. Termite treatment and the report are the licensed pest company's; the carpentry on the report is ours.
Most Sacramento jobs are priced on the call from your description or a photo, in writing, before anything is scheduled. A run of siding, a porch rebuild or a bathroom refresh gets a look first and a written scope. The price you approve is the price at the house.
A Midtown Victorian or a Curtis Park bungalow asks for the same profile, the same reveal and the same material when a board comes out, and that is how the repair lasts anywhere. We splice new wood into old, copy the milled trim, keep the original door where it can be planed and rehung, and photograph before and after for the file on the historic blocks.
We answer in under three rings and most repairs are priced on the call, in writing, before anything is booked.
The technician arrives with the hardware, patching and fastening stock the usual list needs, so the first visit is the working visit.
Rot, a frame rebuild, a slider swap or a bathroom item gets a look and a written scope. You approve before work begins.
Every job is backed by our one-year workmanship warranty, and the area is clean when we leave.
California lets anyone take a repair job under a set small amount without a license, as long as it needs no permit and nobody is employed to do it; above that line the state wants a licensed contractor, and a Sacramento list of a porch post, a run of siding and a door swap crosses it in the first hour. Kaminskiy Care and Repair holds a California contractor license (License #1106209), is bonded and insured, and puts every job over the state's written-contract threshold on paper before it starts.
Sacramento's own list is specific: siding, window replacements, decks, patio covers, re-roofs and fences over seven feet need a permit; painting, papering, tiling, cabinets, counter tops and similar finish work do not, nor does a small detached deck. In between sits the state residential code the city builds to, which asks no application for ordinary repairs, never the cutting of a structural member. A fascia board, a sill, a jamb, a patched wall or a door in the same opening is that kind of repair; a run of new siding or a deck is on the city's list. Inside a preservation district the exemptions do not apply, and we check before we price work there.
Boulevard Park, Newton Booth, Alkali Flat and the other central-city districts are under the city's preservation rules: an alteration to a building fifty years old or older is routed to the Preservation Director, historic features are repaired before they are replaced and replaced in kind when they must be, and the usual permit exemptions do not apply inside a district. A like-for-like repair is exactly that kind of work. Outside the districts most of Sacramento has no association; the newer Natomas and Pocket streets often do, and a repair painted to the scheme rarely needs a form.

It depends on the list. Tell us what needs fixing, or text a photo, and you get the price on the call, in writing, before anything is scheduled. A run of siding, a porch rebuild or a bathroom refresh gets a look first and a written scope. No service-call surprise at the house.
Yes, that is the whole idea. The swollen door, the drywall crack, the gate and the grab bar go on one list, and one Kaminskiy-certified technician with a stocked truck works through it. The bigger items get scheduled before we leave.
Both, in the way that matters. Kaminskiy Care and Repair holds a California contractor license (License #1106209), is bonded and insured, and every technician is Kaminskiy-certified and background checked. That is why a porch post, a run of siding or a deck railing is inside the law with us, where an unlicensed handyman has to stop at a small job.
Not an ordinary repair or finish work: a fascia board, a sill, a patched wall, a rehung door or paint needs nothing by the city's own list and the state code. A run of new siding, a window replacement, a deck or a patio cover is on the city's permit list, and inside a preservation district the exemptions do not apply. We tell you which on the call.
Yes. A licensed pest company treats and certifies; we rebuild the sill plates, siding, trim and porch parts on Section 1 of the report, in kind, and they reinspect. Send the report with the address and the repairs come back priced from it, in writing.
