Folsom was built in two bursts and its doors show it: the 1990s villages north of Highway 50 have sliders at thirty years and entry doors sagging on three hinges, the streets south of 50 have young builder doors rubbing where the house settled, and the historic district on the hill has 1880s to 1940s wood doors in frames that settled long ago. We plane, rehang, re-roller, rebuild the jamb and install.

Two-story stucco homes north of the highway with sliders at thirty years, three-hinge entry doors, the summer truss crack upstairs, a hall bath over the kitchen and fences on their first posts, nearly all in associations. Rollers, hinges, knockdown-matched patches, posts reset and the form handled.
The 2000s through 2020s streets with smooth and skip-trowel walls, tall ceilings and young houses still settling: a door that rubs, a hairline off a window corner, a seam at the two-story entry, builder hardware that was never adjusted. Adjustment, feathered patches finished to the builder's standard, and the association's scheme kept.
The oldest houses in town on the hill above the river, plaster in many, and the 1970s and 1980s homes on the canyon rim and around the lake with decks facing the water and slope lots that settled. We repair the hill houses in kind, under the district's design review, and rebuild the decks and railings a board at a time.
Summer afternoons in the nineties and hundreds bake the attics and the west walls, the wet season runs October to April, and the town was built in two bursts that age on two schedules: the 1990s villages are at thirty years, when rollers, hinges, caulk and fence posts go together, and the new south is settling in and showing it at the doors and window corners. Small jobs, cheaper caught early.
Doors, drywall, plaster patches, trim, fences, decks, rot, caulk and fixtures are handyman work. A roof, an electrical panel, a re-pipe or anything structural goes to the licensed specialty trade, and we say so on the call. Termite treatment is the licensed pest company's; the carpentry afterward is ours.
Most Folsom jobs are priced on the call, in writing, from a description or a photo, before anything is scheduled. A canyon deck, a rotted frame or a bathroom refresh gets a look first and a written scope. What you approve is what you pay at the house.
The historic district above the river asks for repairs in kind: the same profile, the same material, a wood door planed and rehung rather than replaced, plaster repaired as plaster. Exterior changes go through the district's design review, a paint color usually does not, and since most of those houses predate 1978 a licensed lab tests the paint before we sand an old surface.
Tell us the list, or text a photo of the worst item. Most small repairs are priced on the call, in writing, in under ten minutes.
A Kaminskiy-certified technician comes with a stocked truck and works through the list in one visit wherever the parts allow.
A door swap, a rotted frame or a bathroom refresh gets a visit and a written scope before anything starts. No surprises at the house.
The work area is left clean and every repair carries our one-year workmanship warranty, on paper.
Under California law a job below a small set amount may be done without a license, provided it needs no permit and no employees; beyond that the state requires a licensed contractor, which is where a Folsom list lands by the second item. Kaminskiy Care and Repair is licensed (License #1106209), bonded and insured, with Kaminskiy-certified, background-checked technicians, and anything over the state's written-contract threshold is on paper before the first visit.
Folsom builds to the California Building Standards Code, which puts painting, papering, tiling, cabinets, counter tops and similar finish work outside the permit and asks no application for ordinary repairs: a rehung door, a patched wall, a rebuilt sill, a run of trim. The line is cutting a structural member, changing an opening or building a deck, and on the hill an exterior change goes through historic district design review. We did not find a city handout that adds to the state list, so a doubtful job gets a call to the Building Division before we quote it.
Nearly every Folsom village from Natoma Station to Folsom Ranch has an association with an approved scheme: a repair painted to match rarely needs a form, a new door style, color or fence line usually does, and we put the materials in writing for the architectural request. On the hill the historic district reviews changes to the outside of a house; a like-for-like repair is maintenance, and we check before anything bigger.

Not finish work or ordinary repairs: the state code Folsom builds to leaves painting, cabinets, a patched wall, a rehung door and a rebuilt sill alone. Cutting a structural member, changing an opening, building a deck or changing the outside of a house in the historic district is where we check with the city first.
Yes. South of 50 and in Empire Ranch the walls are smooth or skip trowel, and the west sun finds every edge, so the feather runs twice as wide, there is one more coat than usual and the repair is checked under a raking light before primer. That is the standard on every smooth wall we leave.
