Fog in the morning, salt in the air, and a lot of wood. The beach streets and Eden Gardens have more wood siding and wood-framed windows than most of the county, and the marine layer keeps them damp until noon for half the year. Up the hill the sun and the sprinklers take over. The fix is the same: sound wood, primed on every face, and the water path closed.
Drywood termites live inside dry trim and fascia and leave hard pellets under a pinhole; wood that stays wet near the ground can draw dampwood termites; subterranean termites come up where siding or stucco meets the dirt.
