Trees, horses and wind. Altadena's lots are big and old, planted with oaks and deodars that keep the eaves and the north walls damp long after a storm, and the west side keeps horses, which means hoses, wash racks and barn boards that never dry. The houses date from the 1910s to the 1950s with the wood on the outside: exposed eaves, porch posts, shingle and lap siding. The windstorms that come down the canyons in fall and winter drive the rain into every joint where the paint has given up. We look at the shaded eaves, the post bases and the foothill-facing wall first.
Drywood termites live inside the dry eave boards and the fascia, need no soil, swarm in late summer and fall and leave hard six-sided pellets on the porch under a pinhole. Under the trees and around the barns the ground stays damp enough for subterranean termites, which come up in mud tubes where siding or a post meets the dirt. Keep the oaks trimmed off the roof edge so the eaves dry, keep the gutters and downspouts carrying the storm water away from the porch and the post bases, keep the hose and the wash water off the barn boards, keep the mulch below the bottom course of siding, and repaint the foothill-facing wall before the paint fails. Under the trees the shade will not dry the wood for you.
First in line for the windstorms off the mountains, and the part of town the January 2025 Eaton fire burned through. On the streets that came through, the wind-worn fascia, the sills and the eaves still rot the way they always did, and that is the work we do here; a fire rebuild is a contractor's job and we say so on the call. We rebuild the fascia and the sills, prime every face and fix the drip edge or the caulk line the wind opened.

That code follows the state's: no application for ordinary repairs to a structure, painting and similar finish work exempt, which is where a rebuilt sill, an eave board, a porch post base or a run of shingles falls; the line is cutting a structural beam or a load-bearing support, and rot that deep gets a permit and an engineer. We check with the county's district office before a bigger job rather than guess.
