Exposure. Orchards sits on the open plain east of Vancouver with few of the big firs that shade the county's west side, so its walls get wind instead of shade: the east wind off the Gorge drives rain into the east and north faces for seven months, lifts the gutters off their pitch and opens the caulk at every trim joint. The rot is at the fascia ends, the trim butt joints, the sill corners, the garage door trim at the slab, and the post bases on porches, decks and outbuildings.
Stumps, fence posts, landscape timbers and firewood are carpenter ant country, and the satellite nest goes into the wet porch post or the barn sill; frass below it is the sign. Moisture ants nest in wood that has already rotted. Dampwood termites need wet wood and point to the leak; subterranean termites are present but uncommon here. A licensed pest company treats the colony; we rebuild the wood and get the damp out of it.
A porch or deck post that rotted in the concrete is cut back to sound wood or replaced, set on a standoff base so the end grain is up out of the water, and tied back to the beam with the right hardware. A post rot repair that just fills the base rots again the next spring. We prime the end grain, seal it and paint to match.
Check the gutters after every big east wind and get them back on pitch. Caulk the trim joints on the east face before they open. Keep the bark dust and the gravel below the bottom course on the house and the shop. Set the posts on standoffs. Repaint the weather face before the paint fails.
Bigger, older lots with ranch houses, porches on posts, shops and barns in board siding. Porch and deck posts rot at the base, the barn siding goes at the bottom course where the gravel meets it, and the fascia on the long roof runs goes at the ends. We rebuild post bases on standoffs, splice the bottom boards and keep every sound one.
Family streets from the 1970s to the 1990s in cedar, hardboard and T1-11, with aluminum or wood-clad windows and garage door trim on the slab. The sheet siding wicks at the bottom edge, the sill corners go soft on the north side and the garage trim rots at the slab. We cut back, flash, rebuild and match the profile.
Subdivisions from the 1990s and 2000s under association standards, with engineered lap siding and wood corner trim. The trim splits at the butt joints on the east face, the fascia stains behind a gutter the wind lifted, and the deck ledger is worth a look. Orchards is unincorporated Clark County, so the county is the permit office. Its own list exempts painting and finish work, puts window and siding replacement on a permit, and files minor repairs such as rot repair under its Alteration, Repair and Specialty permit. Underneath sits the state residential code, which asks no application for an ordinary repair: a fascia board, a trim piece, a post base, a spliced course. A barn wall of new siding, a porch beam or a deck ledger is the kind of job we ask the Permit Center on Franklin Street about before we open it, with the permit in the written scope when one applies.
Washington requires a complete wood destroying organism inspection on a sale or refinance, by a structural pest inspector licensed by the state Department of Agriculture, with an inspection control number on the report. It lists the findings by organism and the conducive conditions: earth against wood, a nonworking gutter, failed caulk at the splash line, firewood against the house. The inspector reports and the pest company treats. We rebuild the damaged fascia, trim, sills and posts on the list and fix the carpentry-side conditions, and the inspector comes back for the reinspection.
Many of the newer streets along SR 500 have associations with exterior standards; Sifton and the older Fourth Plain streets mostly do not. A rot repair painted to match rarely needs a form; a different trim profile or color sometimes does, and we put the materials and finish in writing for it. A full re-side anywhere falls under Washington's moisture rules for new siding, a different job from a like-for-like repair lapped into the paper already on the wall.
