Peoria doors come in three ages: the 1920s to 1950s wood doors of Old Town, the lightweight doors and Arcadia sliders of Westbrook Village and the 1980s streets, and the builder entry doors and French doors of Fletcher Heights and Vistancia, now ten to thirty years in the sun. Finishes lift on the west face, rollers wear flat, frames follow the slab. We rehang, re-roller, rebuild the jamb and install, with lighter doors and lever handles where the house asks.

The 1920s to 1960s core along the railroad and the 1970s ranches around it, with wood doors in settled frames, open-beam patio covers, carport conversions and block walls on every line. We keep the original where it can be kept, rebuild the beam ends and rehang the gates square.
1980s and 1990s association homes, two of them age-restricted, with original sliders, lightweight doors, patio covers and the safety list: grab bars, lever handles, a lighter door, a railing on the step. Done in the association's finish, often for family calling from out of state.
2000s to 2020s homes on desert lots toward the lake, many behind gates, where the wind and the sun do the damage: view-fence gates sag, patio panels lift, the caulk on the west face goes in two summers, and a young house settles and shows it at the window corners. Adjustment, hardware, patches and the form handled.
The West Valley gets the sun first and the monsoon outflow hardest, and north Peoria sits in open desert where the wind has a running start. Finishes and caulk fail on the west face, patio covers and gates take the wind, the sprinklers and drip lines rot whatever they touch, young slabs settle and crack the drywall at the window corners, and the subterranean termite is in the soil everywhere below the lake. Small repairs, done early, stay small.
Doors, drywall, stucco and foam-trim patches, gates, view fences, patio covers, rot, caulk and fixtures are handyman work. The roof, the electrical panel, the plumbing behind the wall, the air conditioner and anything structural go to the licensed specialty trade, and we say which on the call. Termite treatment is the pest company's; we rebuild after them.
Most Peoria jobs are priced on the call, in writing, from a description or a photo, before anything is scheduled. A patio cover rebuild, a bathroom safety refresh or a run of rot gets a look first and a written scope. What you approve is what you pay.
A Peoria outflow wind arrives from the south or east at sixty miles an hour with no rain in front of it, and it finds the loose things: the patio cover panel with two screws missing, the view-fence gate that swings free, the sun screen with a torn spline. Before the season we refasten, re-latch and re-screen; after a storm we put the cover back together, rehang the gate and rebuild the ceiling under the leak once the roofer has done the roof.
We answer in under three rings and most repairs are priced on the call, in writing, before anything is booked.
The technician arrives with the hardware, patching and fastening stock the usual list needs, so the first visit is the working visit.
Rot, a frame rebuild, a slider swap or a bathroom item gets a look and a written scope. You approve before work begins.
Every job is backed by our one-year workmanship warranty, and the area is clean when we leave.
Arizona's exemption for unlicensed work is narrow: casual or minor jobs only, the whole price including materials under a set small amount, no building permit required, and "not a licensed contractor" in the advertising. A Peoria list of a patio cover, a gate and a door is past it in the first hour. Kaminskiy Care and Repair is bonded and insured, every technician is Kaminskiy-certified and background checked, and work that needs a permit or a specialty license goes to the right license, which we name or arrange on the call.
Peoria builds to the International Residential Code with its own amendments, and that code leaves painting, papering, tiling, cabinets and similar finish work outside the permit and asks no application for ordinary repairs: a rehung door, a patched wall, a replaced fascia board, a gate rehung in the same wall. The line is cutting into a wall, moving a beam, changing an opening or a required exit. We did not find a Peoria handout that adds to the state list, so a doubtful job gets a call to Development Services before we quote it, and you hear what they said.
Westbrook Village, Ventana Lakes and Trilogy at Vistancia are age-restricted associations, and Vistancia, Fletcher Heights and most of north Peoria are association communities too: a repair painted to the scheme rarely needs a form, a new gate, door style or color usually does, and we put the materials in writing for the architectural request. In the 55-plus villages we also take the call from family out of state and send photos when the list is done.
Up the 17, across the 101. Your Peoria crew dispatches from our Phoenix office at 2 North Central Avenue, open every day, so most Peoria calls are scheduled within days, Old Town or Vistancia. Call 480-637-5830, text a photo, or send the form. The whole Valley is on our Phoenix handyman page.

Tell us the list or text a photo and the price comes on the call, in writing, before anything goes on the calendar. A patio cover rebuild, a bathroom safety refresh or a rotted post gets a look first and a written scope. No surprise fee at the house.
Yes. The patio panel, the gate latch, the slider rollers and the drywall cracks go on one list, and one Kaminskiy-certified technician with a stocked truck works through it. Parts we do not carry get scheduled before we leave.
Kaminskiy Care and Repair is bonded and insured, and every technician is Kaminskiy-certified and background checked. Arizona lets unlicensed work go only when it is casual or minor, under a set small total and without a permit; when a Peoria job needs a permit or a specialty license we say so and bring in or name the right trade.
Not finish work or ordinary repairs: the residential code Peoria builds to leaves painting, cabinets, a patched wall, a rehung door and a replaced fascia board alone. Cutting into a wall, moving a beam or changing an opening is where a permit comes in, and we call Development Services first on a doubtful job and tell you what they said.
Yes, and we can do them before the storm too. We refasten patio cover panels, replace torn sun screens, reset gate posts and rehang view-fence and block-wall gates so they latch with one hand. The roof itself goes to the roofer; the ceiling under the leak comes back to us.
All of Peoria, including Old Town, Westbrook Village, Fletcher Heights, Country Meadows, Ventana Lakes, Vistancia, Trilogy, Terramar and Lake Pleasant Heights, plus Glendale, Sun City, Sun City West, Surprise and north Phoenix. Call 480-637-5830 to confirm your address.
Tell us what needs fixing. We'll call you back with a price and a time. Calling is still the fastest way: 480-637-5830.
Close to one of these but not on the list? Call anyway. If we can reach you, we will.
