Tempe has no room left to build, so its doors are old: 1920s to 1950s wood doors in Maple-Ash, Mitchell Park and the other historic districts, 1960s and 1970s Arcadia sliders and hollow-core interiors on the streets around the university, and 1980s builder doors in the Lakes and Warner Ranch. Frames settled decades ago, finishes lift in the sun, rental doors take a beating every August. We rehang, rebuild the jamb, re-roller and install, and keep the original where it can be kept.

1920s to 1950s bungalows, ranches and post-war cottages on flood-irrigated lots, inside the city's historic districts and a few blocks from campus. Doors bind, porch posts and sills rot at the irrigation line, plaster and early drywall crack, and half the houses are rentals. We keep the original where it can be kept and match what we replace.
1960s and 1970s block and stucco ranches with original sliders, open-beam patio covers, carport conversions and block walls on every line. Beam ends go soft, rollers wear flat, the slab cracks the drywall above the doors, and the garage-to-house door stops closing on its own. We rebuild, patch, match and fix the water path.
1970s to 1990s association homes, some on the lakes, with French doors and sliders at thirty to forty years, lakeside decks and railings, pool gates and a color scheme. Rollers, hinges, deck boards, texture-matched patches and the form handled.
Age, mostly, and traffic. Tempe is built out, so most of its houses are forty to a hundred years old: frames have settled, original sliders have worn out their rollers, patio beams have had fifty summers, flood irrigation has kept the sills damp, and the slab still moves with the seasons. Then the rentals turn over every August and the doors and walls take another year. None of it is dramatic; all of it is cheaper this year than next.
Doors, drywall, plaster patches, trim, patio covers, gates, fences, rot, caulk and fixtures are handyman work. The roof, the electrical panel, the plumbing behind the wall, the air conditioner and anything that carries the house go to the licensed specialty trade, and we say so on the call. Termite treatment is the pest company's; the rebuild afterward is ours.
Most Tempe jobs are priced on the call, in writing, from a description or a photo, before anything is scheduled. A patio cover rebuild, a run of rot or a whole-house turnover gets a look first and a written scope. What you approve is what you pay, and the turnover list is priced by the room so it stays predictable between tenants.
Half of Tempe changes hands in the first two weeks of August, and the list is the same in every unit: doorknob holes, a room of anchor holes, a split hollow-core door, a slider that drags, a toilet seat, a ceiling fan, caulk in the bath. We price it by the room, work through a building in a day or two, and send photos so the deposit letter writes itself.
Tell us the list, or text a photo of the worst item. Most small repairs are priced on the call, in writing, in under ten minutes.
A Kaminskiy-certified technician comes with a stocked truck and works through the list in one visit wherever the parts allow.
A door swap, a rotted frame or a bathroom refresh gets a visit and a written scope before anything starts. No surprises at the house.
The work area is left clean and every repair carries our one-year workmanship warranty, on paper.
In Arizona a person without a contractor license may take only casual or minor work, with the whole price including materials under a set small amount and no building permit required, and must say "not a licensed contractor" in any advertising. A Tempe turnover or a run of rot is past that quickly. Kaminskiy Care and Repair is bonded and insured, every technician is Kaminskiy-certified and background checked, and when a job needs a permit or a specialty license it goes to the right license, which we name or arrange on the call.
Tempe builds to the International Residential Code with its own amendments, which leaves painting, papering, tiling, cabinets and similar finish work outside the permit and asks no application for ordinary repairs: a patched wall, a rehung door, a replaced fascia board, a door in the same opening. The line is cutting into a wall, moving a beam, changing an opening or a required exit. We did not find a Tempe handout that adds to the state list, so a doubtful job gets a call to Building Safety before we quote it.
Most Tempe houses predate 1978, so the paint under the newer coats may carry lead, and some ceilings sprayed before 1980 can hold asbestos that only a licensed lab tests for and a licensed abatement contractor removes; lead-safe work on an old painted surface is the certified painter's job, and we tell you before a repair disturbs either. In Maple-Ash, Mitchell Park and the other historic districts a repair that puts back what was there is maintenance, and the city reviews changes to the street face. The Lakes and Warner Ranch associations want the approved scheme, which is how we leave it.

Call 480-637-5830Quickly: our Central Avenue office is ten minutes across the river on the 202 and open every day, eight to eight. We answer in under three rings, price most repairs on the call and usually have a technician at the house within days.
Describe the job or text a photo and the price comes on the call, in writing, before anything is booked. A patio cover rebuild, a run of rot or a whole-unit turnover gets a look first and a written scope. No surprise fee at the door.
That is a normal Tempe August for us. Doorknob holes, anchor holes by the room, the split door, the dragging slider, the fan and the bath caulk go on one list, and one Kaminskiy-certified technician with a stocked truck works through it between move-out and move-in, with photos when it is done.
Kaminskiy Care and Repair is bonded and insured, and every technician is Kaminskiy-certified and background checked. Arizona lets unlicensed work go only when it is casual or minor, under a set small total and without a permit; when a Tempe job needs a permit or a specialty license we say so and bring in or name the right trade.
Not finish work or ordinary repairs: the residential code Tempe builds to leaves painting, cabinets, a patched wall, a rehung door and a replaced fascia board alone. Cutting into a wall, moving a beam or changing an opening is where a permit comes in, and we call Building Safety first on a doubtful job and tell you what they said.
Usually, yes. Planed, rehung, sealed and refinished, an original solid wood door outlasts a new hollow-core one and keeps the house looking right in a historic district. We replace only what is past saving, and we check the paint on a pre-1978 door before we sand it.
All of Tempe, including Maple-Ash, Mitchell Park, Hudson Manor, University Park, Hughes Acres, Optimist Park, the Kiwanis Park streets, the Lakes and Warner Ranch, plus Mesa, Chandler, Ahwatukee, Guadalupe and Arcadia. Call 480-637-5830 to confirm your address.
Tell us what needs fixing. We'll call you back with a price and a time. Calling is still the fastest way: 480-637-5830.
Close to one of these but not on the list? Call anyway. If we can reach you, we will.
Ready to cross it off the list? Free quotes, a local Tempe crew, and a workmanship warranty on every job.
