Fascia, pergola beams, lanai door jambs, deck boards and trim cut out and rebuilt with sound wood, matched to the association color. Priced in writing before we start.

Doral is young and built of block, so the rot hides where wood is still used: the fascia under the tile roofs, the pergola and patio cover beams on the lake lots, the lanai and garage door jambs on the slab, the deck boards and railing posts by the water, the wood trim and shutters the builder added for looks. Kaminskiy Care and Repair cuts each piece back to sound wood, rebuilds it to the same profile, primes it on every face, paints it to the association color and closes the path the water took. A licensed pest company treats the termites; the rebuild after is ours, from our office in Coral Gables, priced in writing before anything starts.
Eight repairs, one crew, priced in writing before we start.
Lakes behind the houses, irrigated turf up to the walls, a wet season that runs half the year and identical trim on every street: when Doral wood rots, it rots the same way on every house in the community. We rebuild the fascia, the beam ends and the jambs with sealed new wood and get the sprinklers off the house.

Primed, Painted & SealedOn a young house the first rot repair is the one to get right. Most Doral fascia, jamb and trim repairs are priced on the first call, in writing, by a Kaminskiy-certified technician; a pergola, a deck or a whole elevation gets a look and a written scope first.

We answer in under three rings and get you priced and scheduled in minutes.

Builder details and water. Most of Doral went up from the 1980s on, block and stucco with foam trim, so the exposed wood is the fascia, the pergolas, the jambs and the decks. Where a fascia board was never back-primed, or a jamb sits on the slab, or a beam end was left uncapped, the wet season keeps it damp for weeks at a time and the irrigation finishes the job. Around the lakes the deck boards and railing posts never dry. Wet wood grows fungus; termites find wet wood.
Block walls do not stop them. The Formosan and the Asian subterranean termite are both established in Miami-Dade, one of only two counties in the country with both, and they travel from the soil up a jamb, a pergola post or a sill plate in mud tubes, packing the hollowed wood with carton. The West Indian drywood termite lives inside dry trim with no soil contact and leaves hard six-sided pellets under a pinhole. A licensed pest company identifies and treats; we rebuild after, in that order.
A fascia board is cut back past the rot, spliced with the same profile, back-primed and painted to the scheme; a beam end is spliced and capped; a jamb bottom is cut out and a sealed new section let in. We photograph the profile and the color first, so the repair reads as original from the street and the association has nothing to say.
Water the lawn, not the house: move the heads that spray the jambs and the fascia. Keep the mulch below the stucco line. Cap the pergola beam ends. Clean the gutters before the rainy season. And press the jambs and the beam ends with a screwdriver each spring, because on a young house the paint can look fine over soft wood.
Homes from the 1970s to the 1990s on golf-course and lake lots, with the oldest wood in the city: fascia, patio covers, pergolas and lanai frames that have taken forty wet seasons. Beam ends check and rot, fascia goes behind the gutters, jambs wick at the slab. We rebuild the boards and match the association scheme.
Newer townhomes with balcony trim, stair stringers, shared fascia runs and doors that open all day. The balcony trim and the door jambs go first. We rebuild the pieces to match the row and put the scope in writing for the association.
Gated communities from the 2000s on, with lake lots, decks, pergolas and identical trim. Deck boards and railing posts go at the water, beam ends at the ends, and the association expects the match. We rebuild, seal every joint and photograph the finish for the form.
Doral is covered from the Ponce de Leon Boulevard office, and the Miami dry rot and wood rot repair page carries the county-wide picture: the Miami-Dade permit rule, the termite report and the flood-zone line in plain words.
A fascia board, a sill or a trim piece is priced on the call, in writing. A bigger rebuild gets a look first and a written price before anything starts.
We cut back to sound wood and probe how far the rot really goes. If it runs further than the photo showed, you hear it before we go further, with the price.
New wood primed on all sides, caulked, painted to match, and the water path that caused it fixed: the drip edge, the flashing, the gutter end, the sprinkler.
The work area is cleaned before we leave, and every rot repair carries our one-year workmanship warranty.
Doral publishes its own exempt-work list, and painting, gutter repair and clear sealants are on it while fascia, soffit, siding and trim are not, so a Doral rot repair goes through the city's permit counter unless the city tells us otherwise; the Florida Building Code's minor-repairs clause and the county's minor-repair sheet, which files a repair on a scope list instead of plans, are what the counter works from. The 2026 state exemption for small single-family work is a request the city decides, never in a flood zone, and we do not promise it. Rot in a rafter tail, a header or a beam is a permit and an engineer, which we tell you on the call.
A Doral sale comes with the state wood-destroying organism inspection report from a licensed pest control company: live organisms, the evidence, the visible damage, and the line that it is not a structural report. They treat. We rebuild the fascia, jambs, trim and deck boards on the damage list, and the inspector returns when the buyer or the lender asks. Email the report and the address and the repairs come back priced.
Nearly every Doral neighborhood has an association, and most want to see a matching repair, not a changed one: same profile, same color. A rot repair built that way rarely needs more than a note, and we put the materials and the finish in writing for the form. A new trim profile or a different color is a different conversation, and we say so.

Call 786-527-2055Fascia, jamb, trim and beam-end repairs are priced on the first call and usually scheduled within days from our office in Coral Gables. A pergola, a deck or a whole elevation of fascia is looked at first, with the scope in writing before anything starts.
Yes, after a licensed pest company has treated. We cut out the eaten fascia, jambs, trim, pergola posts and the framing we can reach and rebuild it with new wood, painted to the scheme. The treatment and the report are the pest company; the carpentry is ours.
Yes. Fascia, jambs, trim, pergola beams and deck boards are carpentry, and Kaminskiy is licensed, bonded and insured, so a splice into a rafter tail is fine too. A beam that carries a roof is named before anyone opens a wall.
How many pieces come out, how deep the rot runs once they are opened, and how high the fascia is. A jamb bottom and a run of fascia on a two-story house are different visits. Text a photo and the price is in writing before anything is scheduled.
Sometimes. Paint fails first on the sunny side and over wood that was never back-primed, and once it does the rain reaches the wood. Press it with a screwdriver: if it sinks in, call us before the next storm and we rebuild and paint to the scheme; if it is hard, it is a paint job.
Doral keeps fascia, soffit and trim work off its exempt list, so a rot repair usually goes through the permit counter, often on the county's minor-repair scope list rather than plans; we handle that. The 2026 state exemption is the city's decision on request, not ours to promise. A rebuild into framing takes a full permit and an engineer, and we tell you on the call.
