Cracks off the door corners on the clay flats, truss lift on the limestone north, the ceiling the frozen pipe soaked, plaster in the old districts: patched, textured and primed. Priced in writing on the call.

Kaminskiy Care and Repair patches, finishes and texture matches drywall in San Antonio homes, from the plaster in a King William two-story to the knockdown in a Stone Oak hallway: the diagonal crack off a door corner on the clay south and east of downtown after a dry summer, the truss-lift crack along an upstairs ceiling north of 1604, the ceiling that came down when an attic pipe froze in February 2021, the knob hole, the anchor holes a tenant left near the universities. New board where the old is broken or soft, taped seams, three coats, the texture matched and primer. Water waits for the plumber and a dry meter. The price is in writing on the call, and most patches are finished in one visit.
Eight repairs, one crew, priced in writing before we start.
San Antonio is two soils under one city. South and east of downtown the houses sit on clay that swells in a wet spring and shrinks through a hundred-degree summer, so a slab house cracks its drywall off the door and window corners on schedule. North of the loop the houses sit on limestone and caliche that barely move, and the cracks there are truss lift at the upstairs ceiling line and new-home settling in the first years. We tape and feather both so they stay closed, match the orange peel or knockdown, and say plainly which crack is clay and which is the house drying in.

Kaminskiy-certified pros finish the job with a workmanship warranty.
Every drywall repair carries our one-year workmanship warranty, in writing, and is done by a Kaminskiy-certified, background checked technician.
The clay flats south and east of downtown and along the creek bottoms move with the rain, and a slab-on-grade house rides them: the drywall cracks diagonally from the corners of doors and windows where the sheets were cut, and the doors rub by August. North of Loop 410 and 1604 the limestone and caliche hardly move, and the cracks there are the roof trusses arching in a hot attic and lifting the upstairs ceiling off the walls. The clay crack is taped with paper and feathered wide; the truss crack gets a corner that is allowed to move or a crown line over the joint. A crack that widens every year or steps across the brick outside is a foundation question first, and we say so.
King William, Monte Vista, Tobin Hill and Dignowity Hill carry plaster from the 1890s through the 1930s, and plaster is patched with a bonding agent and a setting compound keyed into the lath, finished to the sand or skim around it, never with a drywall patch screwed in. Alamo Heights, Terrell Hills and the Vance Jackson streets carry the first drywall, 1950s to 1970s orange peel with sprayed ceilings that get tested by a licensed lab before anyone sands them. Stone Oak, Alamo Ranch and everything north of 1604 run knockdown and orange peel, matched on a test board before the repair is sprayed.
San Antonio keeps its water heaters and supply lines in the attic, and the February 2021 freeze froze them: when the thaw came, ceilings across the city came down. The ordinary water stories are the attic water heater pan that overflowed, the bath over the kitchen in a two-story and the slab leak under a 1960s ranch. The plumber fixes the source, the board dries and reads dry on the meter, then we cut out the sagging or stained section and replace it. A small dry spot we cut out; growth beyond that is a licensed mold remediation company's job before our patch, and we say so on the call.
The call is about size. Smaller than your hand is a backed patch. Bigger than your hand and smaller than a laptop is a paper patch. Poster-sized takes a framed backer and a new section. Anything larger, or anything water has softened, is a full sheet screwed to the studs. Every one of them is taped, gets three coats sanded flat, the texture, and primer; the spackle-and-paint patch from the hardware store does none of that, which is why you can see it from the door.
Victorians, craftsman bungalows and 1920s two-stories with lath and plaster, high ceilings and ninety years of patches, inside the city's historic districts where the exterior has rules and the interior is yours. Plaster cracks along the lath and goes hollow at the corners; a ceiling sprayed before 1980 in a later remodel is tested by a licensed lab before anyone disturbs it; the pre-1978 paint is handled lead-safe under the EPA RRP rule. Plaster patched as plaster, matched to the sand finish around it.
Ranches from the 1950s through the 1970s on slab and pier-and-beam, orange peel on the first drywall, water heaters in the attic and the original copper under the slab. The damage is the freeze-burst ceiling, the slab leak soaking a wall from the bottom, the crack off a window corner where the clay moved, nail pops across a family room ceiling, and a 1960s sprayed ceiling that gets tested first. Texture matched, primed, fifty years of patches blended in.
Two-story homes from the 1990s through the 2020s on limestone, knockdown and orange peel inside, two-story entries over eight feet priced after a look, most in an association. The damage is truss lift along the upstairs ceiling line in a hot summer, new-home settling cracks in the first years, the bath over the kitchen and the move-out wall in the rental streets. The HOA scheme stays; the repair leaves primed for the matching color.
Hold your hand over the damage and tell us: smaller than your hand, bigger than your hand, poster-sized, or a whole sheet. We price it on the call, in writing, in under ten minutes.
Water damage is repaired after the source is fixed. If the stain is still wet we tell you who fixes the leak, and we schedule the drywall for when it is dry.
Backing where it needs it, new board cut to fit, every seam taped, three coats of compound sanded smooth, your texture matched, then primer.
Dust contained and the room left clean. Most patches are finished in one visit; a full sheet may need a short second visit for the final coat, scheduled before we leave.
San Antonio Development Services publishes a list of projects that typically need no permit, and 'painting, plastering, repairing of sheet rock, wallpapering and tiling' is on it in those words; a patch, a replaced sheet or a ceiling repair in an existing wall is exactly that. A new opening, a removed wall or any framing change is a permit job, and in a historic, neighborhood conservation or corridor district the exterior has rules of its own, so we say so before anyone opens a wall.
The Texas Department of Insurance says most home policies cover sudden and accidental water damage, a burst pipe included, and generally not gradual leaks or seepage, which is where a slow slab leak often lands. Hidden water damage usually has to be reported within days of first seeing it, so photograph the ceiling and the source that day, keep the plumber's invoice, make the temporary repair and keep the receipt, and hold the permanent repair until the adjuster has looked. We write the drywall scope on its own line and never touch the plumbing.
The wall and ceiling between the house and an attached garage are fire separation under the residential code San Antonio adopts: half-inch board on the garage side, five-eighths Type X on a garage ceiling under a room, and a full-sheet repair there goes back with the same board. In a King William or Monte Vista house built before 1978 the paint may carry lead and is handled lead-safe under the EPA RRP rule; a ceiling sprayed before 1980 may carry asbestos and is sampled by a licensed lab before anyone scrapes it, with abatement by a licensed contractor if needed, before our patch.

Truss lift. North of 410 the roof trusses arch upward as the attic bakes and pull the ceiling off the interior walls, so the tape at that corner cracks every July through any amount of caulk. The fix is a corner that is allowed to move, or a crown line over the joint, and the crack stops coming back.
On the clay south and east of downtown, one diagonal crack that opens in a dry summer and closes with the rain is the slab riding the clay, and taped and feathered wide it stays closed. A crack that grows every year, a stair-step crack in the brick outside or doors that stop latching are a foundation question, and we tell you that instead of patching it twice.
Yes. Plaster is patched with a bonding agent and a setting compound keyed into the lath, then finished to the sand or skim finish around it. A drywall patch screwed into plaster is the repair that fails, and we do not do that one. We tell you which wall you have on the first look.
No. A licensed plumber fixes the pipe, the ceiling dries and reads dry on the meter, then we cut out the sagging or stained section, check the joists, hang new board, tape, three coats, texture and prime. A ceiling that is still wet is priced on the call after a look.
Size, water, material and height: hand-sized, poster-sized or a whole sheet; dry or soaked; drywall or plaster; orange peel, knockdown or smooth; eight feet or a two-story entry. Say which on the call and the price is in writing in under ten minutes.
No. The city's own no-permit list names repairing of sheet rock, plastering and painting. A new opening, a removed wall or a framing change is a different job, and we say so first.
