Drywood termites, which UC IPM finds all along the Pacific coast, eat door frames from the inside with no soil contact; the sign is tiny six-sided pellets under the door. Salt air within a few blocks of the ocean seizes hinges and strike plates. Inland, sun and heat break down the finish, and rain and sprinklers rot the bottom of the frame at the threshold. The door is often fine; the frame and the hinges have moved.
Most doors that stick, sag or will not lock need the hinges, the frame or the strike fixed, not a new door. When the slab is split, delaminated or rotted through, a new slab cut to your frame or a prehung door is the better buy, and we tell you which on the call.
Usually not. In the City of San Diego, a replacement door in the existing opening of a house, duplex or townhouse needs no building permit when the rough opening and the flashing stay as they are (Information Bulletin 203). A bigger opening, a window turned into a door, a historic home or the very high fire hazard zone is where we check with the city first.
California wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close and latch on its own. A hollow-core door there, or a closer that quit, is one of the first things we replace.
Salt air takes the hardware first: hinges stain and stiffen, deadbolts seize and closers leak. The marine layer keeps wood doors damp, so they swell and stick through the winter and the finish lets go at the bottom rail. We rehang and seal the door, fit coated or stainless hardware, and refinish the edges that face the weather.
The sun and the heat do the damage. Finishes crack, doors on the west and south faces warp, and the sliding patio doors that every tract home has wear out their rollers. Most of these homes are in HOA communities with an approved door style, so we match it and put the materials in writing for the form.
Original wood doors, hung in frames that have settled for sixty years or more. They bind at the top, the latch misses the strike, and the jamb is soft at the threshold where water has sat. We keep the original door where it can be saved, rebuild the frame, and rehang it so it swings true.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
A replacement door in the same opening of a house, duplex or townhouse needs no building permit in the City of San Diego when the rough opening and the flashing are unchanged (Information Bulletin 203). A larger opening, or a window turned into a door, takes a permit. In the very high fire hazard zone, remapped by the city in 2025, an exterior door can need a permit and a fire-resistant door, so we check your address before you buy one.
California's residential code wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close and latch on its own. Many older San Diego homes have a hollow-core door there or a closer that quit; we install the right door and the closer.
Most HOAs approve a door that matches the approved style; a new color or design usually needs a form, and we put the materials in writing for it. A designated historic home, or one in a historic district, needs the city's review before the front door changes, and the work follows the Secretary of the Interior's Standards.

Call 858-330-5590We answer in under three rings, price most door repairs on the call, and usually schedule within days. The technician brings shims, hinges, strikes, weatherstrip and jamb stock, so a rehang, a frame repair or a lock replacement is finished in one visit.
Usually repair. Most doors that stick, sag or will not lock need the hinges, the frame or the strike fixed, and the door itself is fine. When the door is split, delaminated or rotted through, a new slab or a prehung door is the better buy, and we tell you which on the call.
It depends on what failed: a rehang and a new strike cost far less than a rebuilt frame or a new prehung door. Tell us what the door is doing, or text a photo, and we give you the price on the call, in writing, before anything is scheduled. No surprises at the house.
A handyman, for the door, the frame and the hardware together. A locksmith rekeys and opens locks, but a door that will not latch usually has a frame or hinge problem behind it. We fix the door so the lock works, and replace the lockset when it needs it.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
Not for a replacement door in the existing opening of a house, duplex or townhouse, when the rough opening and the flashing stay the same (City of San Diego, Information Bulletin 203). A larger opening, a window turned into a door, a historic home, or an exterior door in the very high fire hazard zone is where we check with the city first, and we tell you that on the call.
