Shade, rain and slope. Under Lake Oswego's firs a door never fully dries between October and May, so sills and jamb feet rot and wood doors swell. Hillside homes in the Palisades and Forest Highlands settle and rack their frames. Big custom homes have heavy entry doors and French doors that sag. The door is usually worth saving; the frame and the hinges need the work.
Lake Oswego doors are often worth more than the repair: original lake-cottage doors and heavy custom entries usually need a rebuilt frame and hardware sized for the weight, not replacing. When a door is rotted through, we install the one you choose.
No permit for a repair, and usually none for a new door: Oregon exempts door replacements in Lake Oswego that leave every structural member as it is. If the new door needs a wider opening or a new header, it becomes permitted work, and we tell you before you order.
Doors in the shade of big firs stay wet all winter, so their sills and bottom rails rot and their finish fails first. We rebuild the sill, seal every cut edge and refinish the bottom rail so the door lasts through the next wet season.
Older homes and cottages near the lake with original wood doors. We rebuild frames rotted at the sill, rehang the originals and seal them.
Planned neighborhoods with association styles and builder doors. We rehang, replace slider rollers and install new doors the association approves.
Hillside homes under the firs with heavy entry doors and French doors. We true racked frames, rehang heavy doors and realign French doors.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
Under the Oregon residential code, replacing a door is exempt from a permit as long as no structural member changes, which covers a same-size door in the existing opening; rehangs and frame repairs are exempt too. A wider opening or a new doorway needs a permit and usually a new header.
The residential code wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close on its own, as the code requires. Many older homes have a hollow-core door there; we install the right door, and the closer where one is needed.
Mountain Park, Westlake and many hillside streets have associations with approved door styles. A repair that matches needs nothing; a new front door usually needs the form first, and we put the size, style and finish in writing for it.

Call 503-912-7872We answer in under three rings, price most door repairs on the call, and usually schedule within days. The technician brings shims, hinges, strikes, weatherstrip and jamb stock, so a rehang, a frame repair or a lock replacement is finished in one visit.
Yes. A heavy door sags when its hinges or screws were never sized for it. We fit heavy-duty hinges with long screws into the framing, true the frame and rehang it so it seals and closes with one hand.
A rehang or a new strike plate is a small job; a rebuilt frame or a new door installed is a bigger one. Describe the door or text a photo and you get the price on the call, in writing, before we schedule anything, and that is the price at the house.
Yes. We reset the hinges, plane and seal the meeting edges, adjust the astragal and the bolts and reset the strike so both doors close and lock together.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
Not if the new door fits the old opening and no structural member changes; the Oregon code exempts it, and repairs too. A new or wider opening takes a permit. We look at your opening on the call.
