Orange County has thirty-four cities, three kinds of housing and one Kaminskiy Care and Repair crew for the projects a to-do list grows into: a kitchen or bathroom refresh with new fixtures installed in an Irvine village home, floors and paint through a 1960s Tustin ranch, a Costa Mesa rental turned over between tenants, the railing and deck carpentry an association's balcony report lists, a Huntington Beach house refitted with hardware the salt cannot eat. One written scope per project, run from our office on Michelson Drive. A plan that moves walls or plumbing is a remodel, and we tell you so on the first call. Call 714-844-1582.
Refreshes and multi-day projects, priced in writing from Michelson Drive.
A 1998 Mission Viejo kitchen still wearing the builder's oak and tile has a layout nobody would redraw. New counters, a backsplash, hardware and lighting make it a different room inside the same footprint, which is a refresh. Several rooms on one schedule make a project: the Costa Mesa rental turned over, the 1965 Garden Grove house refloored and repainted before the movers, the Laguna Niguel association's balcony report cleared. Move a wall, a drain or the panel and it is a remodel for a licensed general contractor, and we say which you have on the first call.
Every one of those becomes a single written scope with Kaminskiy Care and Repair. Call 714-844-1582. One room runs a few days; a multi-room project gets a schedule you approve before anyone starts.

We answer in under three rings and get you priced and scheduled in minutes.

Refresh: the layout stays, the surfaces, fixtures and finishes change. Project: several refreshes on one schedule, or a single repair that runs more than a few days, a rental turned over, a house done before the movers, a balcony report cleared. Remodel: walls, plumbing or electrical move. From Seal Beach to Dana Point the first two are ours and the third is a licensed general contractor's.
Finishes and labor. A kitchen that keeps its sink, range and fridge in place needs no permit and no trade work, so a refresh in a Fountain Valley tract house costs a fraction of remodeling the same kitchen. Every line is on paper before a date goes on the calendar.
Repairs and rot first, then paint, floors, fixtures and hardware, then trim and touch-up. In a beach city the first job is often the corroded fasteners and the soft sill nobody checked, found by opening the wall before the flooring is ordered. Done out of sequence, each trade damages the one before it.
One room at a time, floors protected, dust walled off, tools cleared from the hall each evening. Turnovers run in empty units with the trades back to back. In an occupied house you keep a sink and a working stove every night, and inside an association we keep the street and the parking the way its rules say.
Cottages, bay-front homes and newer stucco houses facing the ocean wind. Projects here are kitchens and baths refreshed with stainless hardware and finishes that take the salt, decks and railings rebuilt at the water, and the vacation rentals turned over between seasons. Everything that touches the outside is specified for the marine layer.
Single-story homes from the 1950s to the 1970s with original kitchens, hollow-core doors and floors that have had sixty years. The projects are the kitchen and baths refreshed in the footprint, popcorn ceilings taken down and retextured, floors replaced room by room, interior doors and hardware done through the house, and the turnovers on the rentals.
Planned communities of 1970s to 2000s stucco homes with association color schemes and many attached units. The layouts are sound, so the work is counters, backsplash, vanities, floors, paint and hardware changed across the house on one schedule, plus the balcony and railing carpentry the inspection law puts on the association's list, with the materials in writing for the committee.
A new floor plan, a wall opened, a kitchen moved across the house, an addition or an accessory dwelling unit is a licensed general contractor's job to design and build. Describe it on the first call and we say which kind of project it is before the call ends, so you are not paying two companies to find out.
California requires inspections of decks, balconies, stairs and walkways on apartment buildings with three or more units, and condominium and townhome associations have their own version. A licensed inspector or engineer writes the report. The joists, railings, boards and waterproofing it names are our carpentry, permitted through the city and documented for the association.
A unit empties with holes in the drywall, a worn kitchen and carpet that has to go. We walk it the day it is handed back, price every item in writing, and run paint, floors, fixtures and hardware on consecutive days so it lists within the week. One vendor, one invoice, every room photographed.
Grab bars into blocking, a curbless shower with new fixtures, lever handles on every door, a ramp at the step, brighter lighting, a first-floor bedroom made ready. One scope planned with the family, not six visits, finished before the move-in week, with the association's form handled first where there is one.
Tell us what you want to change. Small refreshes are priced on the call. A multi-room project gets a walk-through from our Irvine office within days.
Every room, every item, every finish on paper. You pick the fixtures, tile and colors, or we bring options. Nothing is ordered until you sign off.
Repairs first, then paint, floors, fixtures, trim. The same technicians through the whole Orange County job, and a licensed trade brought in for the wiring or plumbing when the scope needs one.
We walk every room with you, leave the house clean, and every item carries our one-year workmanship warranty, on paper.
California lets anyone take a repair job under a set small amount without a license, as long as it needs no permit. A renovation project crosses that line on the first day. Kaminskiy Care and Repair holds a California contractor license (License #1106209), carries the insurance, and puts every project on a written home improvement contract before it starts, with the scope, the schedule and the price on it, which the state requires of any job that size.
Every Orange County city builds to the California Residential Code, which treats painting, papering, cabinets and similar finish work as needing no permit and a fixture in the same place as a repair. Irvine and Huntington Beach publish their own exempt lists; Newport Beach, Mission Viejo and Laguna Niguel build to the state code without a handout; Ladera Ranch, North Tustin and the canyons answer to OC Public Works. The permit question starts when plumbing or wiring moves, a wall comes out or an opening changes, and balcony and stair repairs are permitted work. We tell you which counter your address answers to on the walk-through.
From Irvine south nearly every home answers to an association, which has nothing to say about an interior refresh and plenty about a new front door color or a changed railing, so we put the materials in writing for the committee. The condo and townhome associations carry California's balcony inspection law, and once the report names a railing or a joist that repair is on a clock. On the county islands and in the canyons the 2025 fire map is checked before an exterior door or vent changes.
Michelson Drive, the middle of the county. The Orange County crews work out of the office on Michelson Drive in Irvine, by the 405 and Jamboree, with most of the county within half an hour. Call 714-844-1582 with the rooms or the photos. The whole county is on our Orange County handyman page.

Call 714-844-1582If nothing moves it is a renovation: counters, a vanity, floors, paint, trim and hardware in the layout you have. If walls, plumbing or wiring move it is a remodel. An Orange County kitchen that works but looks thirty years old wants the first, at a fraction of the cost; a kitchen you want elsewhere wants the second, and we name a licensed general contractor on the call.
By the finishes you choose and the labor it needs, never by the square foot. One room is usually priced from photos and a short call. Several rooms get a walk-through from Irvine and a written scope that lists every item, approved by you before anything is ordered. Call 714-844-1582 and we begin there.
Yes. Paint, floors, fixtures, trim, doors, cabinets and the repairs behind them are trades we carry, so one crew works the list in order on one schedule. A scope that needs a licensed electrician or plumber gets one, on the right day, coordinated by us, and you still make one call.
Rarely. Every city in the county treats painting, cabinets and finish work as needing no permit and a fixture replaced in the same place as a repair. The permit begins when plumbing or wiring moves, a wall comes out or an opening changes, and for balcony and stair repairs. Each city reads the line its own way, so we tell you on the walk-through.
With the fixtures on site, a hall bath with a new vanity, faucet, toilet, shower door, fan and paint runs a few working days; tile and a shower rebuild add more. The written scope carries the schedule, and we do not name a date before seeing the room.
Almost never. Associations from Irvine south review what the neighbors can see: the front door, the exterior color, the railing, the garage door. Counters, floors, paint, vanities and interior doors are yours. Where a project does touch the outside we put materials and colors in writing for the committee before ordering, so approval does not hold the schedule.

Tell us the room and what bothers you about it. We'll call you back with a price and a time. Calling is still the fastest way: 714-844-1582.
