The brick lasts; the wood around it does not. Dallas fascia, soffits and trim bake through August, the paint checks, and the spring storms and the occasional ice storm push water into every open joint. At the ground, a garage door jamb or a porch post sits on the slab and wicks water every time it rains. The fix is sound wood, sealed on every face, with the water path closed.
The eastern subterranean termite is the one Dallas homes get. It lives in the soil, builds mud tubes up the foundation and behind the brick veneer, and swarms in North Texas mostly from February into May. Texas A&M has found isolated Formosan colonies in north-central Texas tied to recycled railroad ties in landscaping. A licensed pest company treats; we rebuild the trim and framing it ate, after.
We cut the board back until the probe stops sinking, square the cut, splice or replace with the same profile, back-prime the new piece, set it, caulk the joint and paint it to match. A filler patch skips every step but the last, which is why it fails.
Keep the gutters flowing and the downspouts away from the slab, get the sprinklers off the trim, keep soil and mulch below the weep holes in the brick, and repaint the sunny walls before the paint fails. Clay soil that heaves also opens joints, so recaulk the trim-to-brick line when it cracks.
Tudors, craftsman bungalows and 1950s ranches with wood trim, porches, wood-framed windows and some wood siding, many of them in conservation or historic districts. Porch posts and sills go soft at the bottom, the fascia behind an old gutter stains and fails, and termites travel up behind the brick. The Dallas Building Code (Chapter 52, Section 301(b) of the city code) lists work that needs no permit, and the city's own FAQ names adding trim, siding, rain gutters, storm windows and shutters to a building, and decks not more than 30 inches above grade. A like-for-like fascia, soffit or trim repair sits in that list; rot that has reached rafter tails or wall framing does not, and we tell you which on the call. The FAQ adds that historic, conservation and planned development districts carry additional requirements.
Dallas sales run on the Texas Official Wood Destroying Insect Report, written by an inspector licensed by the Texas Department of Agriculture. It records visible evidence of active or previous infestation, earlier treatment and the conditions that invite termites, and says plainly that concealed damage may not be found.
