Rotted siding, trim, sills, porch posts and deck boards on the big shaded lots cut out and rebuilt with sound wood, primed on every face. Priced in writing before we start.

Kaminskiy Care and Repair rebuilds rotted wood on Clackamas homes, from the streets around the Town Center to the big fir-shaded lots of Oak Grove, Jennings Lodge and Oatfield and the newer subdivisions toward Sunnyside and Carver: lap siding and trim that never dries under the trees, window sills and door jambs on the north side, porch posts and stair stringers standing in the splash, deck boards and rail posts gone soft at the ends. Each piece is cut back to sound wood, rebuilt with the same profile, primed on all faces, painted to match and the water path fixed. When carpenter ants have moved into the wet wood, a licensed pest company treats first; we rebuild after. The price is in writing before anything starts.
Eight repairs, one crew, priced in writing before we start.
Tall firs, needles in the gutters and a wall that stays in shade from October to June: Clackamas rot is a moss-and-shade problem more than a rain problem. We cut back to sound wood, rebuild, back-prime and seal, then clear the water path so the new wood dries between storms.

Primed, Painted & SealedShade is slow but it does not stop. A Kaminskiy-certified technician prices most Clackamas siding, sill and post repairs on the call, in writing; a deck or a full wall under the trees gets a look first and a written scope.

Shade and needles. The big lots on the river side sit under firs that keep the walls dark from October to June, moss grows on the shaded siding and holds the wet against it, and needles block the gutters so the fascia and the wall below take the overflow. Nearly all the year's rain falls in those months, so the north side and the tree side of a Clackamas house never dry out. That side is where we look first.
Carpenter ants are the Northwest's wood destroyer, and they nest outdoors in stumps, firewood and old fence posts before they find a wet sill. They do not eat wood; they carve it, and the sawdust pile is the sign. Pacific dampwood termites nest inside moist, damaged wood as well. Subterranean termites are rarer here. A licensed pest company treats whichever it is, we fix the water and rebuild the wood, and nothing holds while the wood stays wet.
Filler in a rotted sill or siding bottom holds paint for one winter and then the water is back behind it. We cut back to where the screwdriver stops, splice or replace the piece with the same profile, prime every face and the end grain, caulk the joint and paint over it, so the repair sheds water the way the original did when it was new.
Clean the gutters twice between October and May, because the needles do not stop. Limb the firs up so the wall sees some light and air, and pull the shrubs back a foot. Hose the moss off the shaded siding in a dry week. Keep the soil and bark dust below the bottom course, and repaint the shaded walls on a schedule rather than when they peel.
Tracts from the 1960s and 1970s with T1-11, lap siding and fir trim, wood-framed windows and side gates that stay wet all winter. The bottom course and the side-door jamb rot first, then the sills on the shaded wall. We splice new wood into the old, drop the grade and match the paint.
Older homes and cottages on big lots under tall firs, some with cedar shingles and long runs of trim that never see sun. Moss holds the wet on the shaded walls, needles block the gutters, and the fascia, the siding bottoms and the porch posts go soft. We rebuild what has gone, keep what is sound and match the profile.
Newer subdivisions on slopes with decks and railings facing the weather and siding from the years before Oregon required a drainage gap. Deck boards rot at the ends, rail posts at the base, and water trapped behind the siding shows at window corners and the ledger. We rebuild boards, rails and the rotted sections and name a ledger problem before anyone opens the wall.
Clackamas is one of the metro cities the Hillsboro crew covers; the Portland dry rot and wood rot repair page explains the Oregon pest and dry rot inspection, the statewide permit rule and the historic-district exemption for the whole metro.
A fascia board, a sill or a trim piece is priced on the call, in writing. A bigger rebuild gets a look first and a written price before anything starts.
We cut back to sound wood and probe how far the rot really goes. If it runs further than the photo showed, you hear it before we go further, with the price.
New wood primed on all sides, caulked, painted to match, and the water path that caused it fixed: the drip edge, the flashing, the gutter end, the sprinkler.
The work area is cleaned before we leave, and every rot repair carries our one-year workmanship warranty.
The unincorporated Clackamas streets are served by Clackamas County Building Codes, which administers Oregon's statewide residential code: no permit to repair or replace siding that is not fire-rated, to replace a window or a door in the same opening, to paint, or for a deck under 30 inches, and no application for an ordinary repair with like materials. Rot that has reached a structural beam or a load-bearing post is past that line, and we check with the county before a job like that. Inside Happy Valley or Milwaukie the city's building division is the one to ask, and we do.
No termite report is required on an Oregon sale. A Clackamas buyer orders a pest and dry rot inspection from a licensed inspector, alone or with the whole-home inspection, and the report lists what it found: soft sills, rotted siding bottoms, a wet deck ledger, ant damage. We do the carpentry on that list, priced from the report, and the inspector rechecks before closing.
Sunnyside, Carver and many of the newer streets have associations; a rot repair painted to match rarely needs a form, and a changed trim profile or a new color sometimes does, so we put the materials and finish in writing for it. Oak Grove, Jennings Lodge and Oatfield mostly have none. Whether your address is county or city decides who answers the permit question, and we confirm that on the call.

Call 971-571-5787A sill, a post or a section of siding is priced on the call and usually scheduled within days; the painting waits for a dry stretch. A deck or a full wall under the trees is sized after a look, with the scope in writing before anything starts.
Yes. Once a licensed pest company has treated, we cut out the carved trim, siding and the framing we can reach, fix the leak or the shade problem that kept the wood wet, and rebuild. The treatment stays with the pest company; the rebuild is ours.
Yes. Siding, sills, trim, jambs, porch posts and deck boards are carpentry, and Kaminskiy is licensed, bonded and insured, so a splice into a stringer or a rim joist is not a problem. A beam or a ledger gets named before anyone opens a wall.
What is behind the paint. A siding bottom or a sill is priced from a photo and confirmed when it is open; a porch or a deck is priced after a look. The number is in writing before anything is scheduled, and if the rot runs further than the photo showed, you hear it before we go further.
Not for siding repair, a same-size window or door, painting or a low deck: the state code the county administers exempts those, and an ordinary repair needs no application. A structural beam, a load-bearing post or a deck over 30 inches is where a permit starts, and we tell you on the call.
Moss means the wall stays wet, not that it has rotted yet. Press a screwdriver into the bottom edge of the siding and the sill corners: if it sinks in, call us; if it does not, hose the moss off in a dry week, limb the trees up and repaint that wall before the paint fails.
