Rotted T1-11 and lap siding, window trim, sills, door jambs and deck boards cut out and rebuilt with sound wood, primed on every face. Priced in writing before we start.

Kaminskiy Care and Repair rebuilds rotted wood on Beaverton homes from ten minutes up the road in Hillsboro: the T1-11 and lap siding on the 1960s and 1970s ranches that has wicked water off the ground for fifty winters, the window trim and sills on the shaded side, the garage door jambs that sit on the slab, the deck boards and rail posts on the Sexton Mountain and Murrayhill slopes. Each piece is cut back to sound wood, rebuilt with the same profile, primed on all faces, painted to match and the water path fixed. A licensed pest company treats carpenter ants first when they are in it; we rebuild after. The price is in writing before anything starts. Since 2024 we have made 236 repair visits to 102 Beaverton homes.
Eight repairs, one crew, priced in writing before we start.
Clay that holds the rain, bark dust piled against the siding, firs that shade the north wall until June: Beaverton rot starts at the bottom of the wall and the bottom of the post. We open it up, cut back to sound wood, rebuild and seal, and get the grade and the gutter right so it stays dry.

From the ground up. The Washington County clay holds the winter rain, bark dust gets piled against the house every spring, and the bottom edge of T1-11 or lap siding wicks it for months. Behind the house the firs keep the north wall in shade and the moss keeps it wet. The sun side of a Beaverton house is usually fine; the shaded bottom course, the sill corners and the jamb on the slab are where the rot lives, and that is where we start.
In Beaverton the insect in rotted wood is usually the carpenter ant, which carves a nest in wood that is already wet and leaves a sawdust pile below it. Pacific dampwood termites move into wet, damaged wood too; subterranean termites are rarer here and show as soil tubes on a foundation. A licensed pest company treats whichever it is; we dry the wall and rebuild the wood, and the order is pest company first.
T1-11 rots along its bottom edge while the sheet above is sound, so we cut the sheet back to sound wood, splice in a new piece with the grooves lined up, add a kickout or a drip edge where there was none, prime every edge and paint it to match. A filler patch skips the drip edge and fails the next winter.
Pull the bark dust and the soil down below the bottom of the siding. Cut the shrubs back a foot so the wall can dry between showers. Clean the gutters before the October rain and check the downspout that empties next to the garage jamb. Repaint the shaded walls on a schedule, not when the paint lifts.
Ranches and split-levels from the 1950s to the 1970s with T1-11, cedar lap siding, fir trim and wood-framed windows, many under big firs. The bottom edge of the siding wicks water off the ground, the sill corners go soft on the shaded side and the garage jamb crumbles on the slab. We splice new wood into the old, get the grade down and match the paint.
Hillside homes from the 1980s to the 2000s with decks and railings facing the weather and hardboard or early fiber-cement siding from the years before Oregon required a drainage gap. Deck boards rot at the ends, rail posts at the base, and water trapped behind the siding shows up at window corners and the deck ledger. We rebuild boards, rails and the rotted sections and name a ledger problem before anyone opens the wall.
Tight lots from the 1960s to the 1980s where the side yard never sees sun and the neighbor's downspout drains along the wall. Siding, trim and the side-door jamb rot at the bottom on that side. We rebuild the wood and reroute the water, and the repair is painted to match so it disappears.
The same crew covers the whole metro from Hillsboro; the Portland dry rot and wood rot repair page has the Portland rule on permits and historic districts and the Oregon pest and dry rot inspection in plain words.
A fascia board, a sill or a trim piece is priced on the call, in writing. A bigger rebuild gets a look first and a written price before anything starts.
We cut back to sound wood and probe how far the rot really goes. If it runs further than the photo showed, you hear it before we go further, with the price.
New wood primed on all sides, caulked, painted to match, and the water path that caused it fixed: the drip edge, the flashing, the gutter end, the sprinkler.
The work area is cleaned before we leave, and every rot repair carries our one-year workmanship warranty.
Beaverton works from Oregon's statewide residential code, and its exempt list covers most rot work: siding that is not fire-rated can be repaired or replaced without a permit, a window or a door can be replaced in its own opening, painting needs nothing, a deck under 30 inches needs nothing, and an ordinary repair with like materials needs no application at all. A rebuilt sill, a run of siding or a jamb is that kind of repair. Rot that reaches a structural beam or a load-bearing post, or a deck over 30 inches, is where a permit starts, and we check with the city's Building Division before a job like that.
A Beaverton sale carries no mandatory termite report; the buyer orders a pest and dry rot inspection from a licensed inspector, often folded into the whole-home inspection. Its list is the soft sills, the rotted siding bottoms, the deck boards and any ant damage. Those are our repairs, priced from the report and done before the buyer's inspector comes back.
Murrayhill, Sexton Mountain and many of the newer streets have associations, and a rot repair painted to match rarely needs a form; a changed trim profile or color sometimes does, and we put the materials and finish in writing for it. Oregon's drainage-gap rule for siding applies when a wall is re-sided; a like-for-like repair of a sheet or a run is not that, and we say so when a wall is past repairing.

Call 971-571-5787Our office is in Hillsboro, so a sill, a jamb or a section of siding is priced on the call and usually on the schedule within days. A deck or a whole wall of siding is sized after a look, with the scope in writing before anything starts.
Yes. The pest company treats the nest first; then we open the wall, remove the carved siding, trim and whatever framing we can reach, correct the grade or the downspout that fed it, and put sound wood back. Treatment stays with the pest company.
Yes. Siding, trim, sills, jambs and deck boards are carpentry, and Kaminskiy is licensed, bonded and insured, so a splice into a rim joist or a stud bottom is fine too. A beam or a ledger gets named before anyone opens a wall.
How much of the wood has to come out once it is opened, how high it is, and the siding or trim it has to match. A jamb bottom and a deck are not the same visit. Text a photo and the price is in writing before anything is scheduled.
No, for the work most Beaverton calls are about. Siding repair, a window or a door in the same opening, paint and a deck under 30 inches are on the state exempt list Beaverton works from, and an ordinary repair needs no application. The line is a structural beam, a load-bearing post or a tall deck, and you hear which side of it your job is on when we price it.
Yes. We replace the soft boards and a rotted rail post, probe the joists and the ledger while the boards are off, and leave the sound frame alone. If the ledger behind the siding is wet, you hear it before we go further.
