The valley does it in two moves. Summer afternoons over a hundred degrees bake the paint on fascia, patio covers and sills until it checks and the caulk pulls away from the stucco. Then the night breeze through the Rainbow Gap brings damp air, the sprinklers run at dawn, and the winter storms follow, all of it into the open end grain. On the west side of a Temecula house, the paint is the roof over the wood.
Drywood termites take the eaves, fascia and the beams of a patio cover: they live inside the wood, need no soil, and leave hard six-sided pellets under a pinhole, swarming on warm afternoons in summer and fall. Subterranean termites work up from the sprinkler-soaked soil in mud tubes where stucco, a post or a fence meets the dirt. Recaulk the sill and jamb joints on the sunny walls when the line opens, and repaint the west side on a schedule rather than when it peels.
