Age, village by village. The first villages, Turtle Rock, University Park, Westpark and Walnut, were built from the late 1960s and many still have original doors and frames. Woodbridge and Northwood homes have thirty-year-old sliders and builder doors that sag. In the newest villages doors settle with the house in the first years. The fix is usually a rehang, rollers or a new slab, not a remodel.
In Irvine the door is usually worth keeping: a sagging builder door needs longer hinge screws or a fourth hinge and a rehang, and a slider needs rollers. A split hollow-core door is the exception, cheaper to replace than to patch, and we tell you which on the call.
Usually not. Irvine exempts replacement doors of the same dimension that need no change to the structural frame or the opening, and rehanging, frame repairs and new hardware are ordinary repairs. An enlarged opening needs a permit, and in the newly mapped fire zones we check before you buy an exterior door.
Turtle Rock, University Park and Westpark homes often still have their original solid wood doors. They are worth saving: a rebuilt frame, a sealed bottom rail and a rehang keep them working, where a new door would not match the house.
Homes from the 1960s to the 1980s with original wood doors and frames. Entry doors sag and frames soften at the threshold. We rebuild the frame, rehang the door so it swings true and replace the doors past saving with the ones you buy.
Builder doors and sliders thirty years old. We replace slider rollers, swap split hollow-core doors for prehung doors, fix garage-to-house doors so they close on their own and realign French doors.
Newer homes where doors settle with the house and hardware wears first. We adjust and rehang, swap locksets and install new doors the village association approved; several of these villages are now in the 2025 fire zones.
We price the repair or the install on the call, in writing, before anything is scheduled.
Shims, hinges, strikes, weatherstrip, jamb stock and the common locksets come along, so most repairs finish the day we arrive.
We measure first so you buy the right size and swing, then hang the door you bought, frame fixed first so it stays true.
The work area is cleaned before we leave, and every repair and install carries our one-year workmanship warranty.
Irvine exempts replacement windows and doors of the same dimension that need no change to the structural frame or the opening; the work still has to meet weatherproofing and security rules. An enlarged opening takes a permit. Irvine adopted the 2025 fire hazard map in July 2025, reaching into Orchard Hills, Woodbury, Portola Springs, Quail Hill and Turtle Rock, so we check an exterior door there before you buy.
California's residential code wants the door between the garage and the house to be solid wood or steel at least 1-3/8 inches thick, or rated for 20 minutes, and to close and latch on its own. Many older homes have a hollow-core door there or a closer that quit; we install the right door and the closer.
Every Irvine village has an association that reviews changes to the outside of the house. A repair that matches needs nothing; a new front door, a new color or a new style usually needs the association's form first, and we put the size, style and finish in writing for it.

Call 714-844-1582We answer in under three rings, price most door repairs on the call, and usually schedule within days. The technician brings shims, hinges, strikes, weatherstrip and jamb stock, so a rehang, a frame repair or a lock replacement is finished in one visit.
Yes, it is one of our most common Irvine jobs. You pick the prehung or slab doors and we install them in the existing openings, trim and hardware fitted, often a whole floor in a day or two.
A rehang or a new strike plate is a small job; a rebuilt frame or a new door installed is a bigger one. Describe the door or text a photo and you get the price on the call, in writing, before we schedule anything, and that is the price at the house.
Usually, when the style or color changes. We install the door the association approves, or match the existing style on a repair, and we put the size, style and finish in writing for the form.
We install them. You pick and buy the door, from a home center or a door shop, and we install it: we measure first so you buy the right size and swing, fix the frame, then hang, seal, trim and fit the hardware. Prehung or slab, interior or exterior, French or patio.
Yes, that is most of our installs. Tell us the size and whether it is prehung or a slab, or text a photo of the label, and we price the install on the call. If the opening needs work first, we tell you before the door arrives.
Usually not. Irvine exempts a replacement door of the same dimension that needs no change to the frame or the opening. A larger opening takes a permit, and in the fire zones mapped in 2025 we check the door before you buy it. We tell you which applies on the call.
