Settling cracks in the 1990s villages and the new streets south of 50, knob holes, the stained ceiling under a second-floor bath, plaster on Sutter Street, patched and matched. The price comes first, in writing.

Kaminskiy Care and Repair patches and finishes drywall in Folsom homes from the office in Roseville: the crack along the upstairs ceiling of a Natoma Station or Broadstone two-story that opens every summer, the hairlines in an Empire Ranch or Folsom Ranch house still settling in, the knob hole in a Prairie Oaks hallway, the ring on a Lexington Hills ceiling under the hall bath, the smooth wall in a new home south of Highway 50 where a careless patch shows at four in the afternoon, the plaster in a Sutter Street house, the anchor holes after a rental turns over. Broken or soft board comes out and new board goes on the studs, every seam gets tape, three coats of compound come off flat, knockdown or a smooth finish goes back to match, and primer seals it. A water-damaged wall is repaired only after the leak is closed and the board has dried. The price reaches you in writing on the call, and a typical patch is finished in a single visit.
Eight repairs, one crew, priced in writing before we start.
Folsom was mostly built in two bursts, the 1990s villages north of the highway and the 2000s-on streets south of it, and its drywall tells the story: knockdown and truss cracks in the first, smooth walls, tall ceilings and new-home settling in the second, with a small historic core of plaster on the hill above the river. Summer afternoons in the nineties bake the attics, and the wet season runs October to April. Our technicians float the truss corner, feather the settling crack wide, finish the smooth wall to the builder's standard, and write the price before they start.

Kaminskiy-certified pros finish the job with a workmanship warranty.
Every drywall repair carries our one-year workmanship warranty, in writing, and is done by a Kaminskiy-certified, background checked technician.
Natoma Station, Prairie Oaks and Broadstone went up in the 1990s with engineered trusses, and every summer the attic dries the top chord, the truss arches and the upstairs ceiling tape cracks along the wall; it closes with the rain and reopens through any caulk, until the corner is allowed to move. Empire Ranch and the streets south of Highway 50 are younger, and a young house does most of its moving in its first few summers while the lumber loses its moisture, showing hairlines off the window corners and a seam at the two-story entry. Those get tape, a wide feather and texture, and stay shut.
Much of Folsom south of the highway, and the newer homes in Empire Ranch, were finished smooth or in a light skip trowel; the 1990s villages carry knockdown and the older streets near the lake an orange peel. A smooth wall shows every edge of a patch under the afternoon light through a west window, so the repair gets a feather twice as wide, one coat more than usual and a look under a raking light before primer goes on. Knockdown is proved on a test board first. Either way the goal is the same: you cannot find it afterward.
The historic district on the hill above the river has houses from the Gold Rush decades through the 1940s, many of them lath and plaster: a crack follows the lath, a section goes hollow where the keys broke, a corner crumbles. The fix for plaster is a bonding agent, a setting-type compound pressed through the lath so it keys, and a finish that copies the skim or sand finish around it; a drywall patch screwed to plaster lets go inside a year. Since most of those houses predate 1978, a licensed lab tests the paint layers first and the surface is handled lead-safe.
In a two-story from Lexington Hills to Folsom Ranch the baths and often the laundry sit over the living room, so a failed shower pan or washer hose announces itself weeks later as a brown ring on the ceiling downstairs. The order is fixed: plumber first, then the ceiling is metered until it reads dry, then we cut the stained board out and hang new. If the ceiling sags, or the dark patch is wider than a dinner plate, a licensed mold remediation company goes in ahead of us, and we say that on the call.
Two-story stucco homes built in the 1990s north of the highway: the upstairs ceiling tape that splits each summer as the trusses lift, knockdown that gets a test board first, a hall bath sitting over the kitchen, popped nails down the stairwell, and three decades of other people's patches on half-inch board. Association communities keep their schemes; the repair leaves primed for the matching color.
The 2000s through 2020s streets: smooth and skip-trowel finishes, ceilings over eight feet that get a look before a price, the hairline cracks a young house makes at its window corners, laundry rooms upstairs over the family room. The builder set the finish standard, so the repair gets the double-wide feather and the raking-light check.
The oldest houses in town on the hill above the river, plaster in many of them, and the 1970s and 1980s homes on the canyon rim and around the lake: orange peel on half-inch board, ceilings sprayed before 1980 that a licensed lab samples before anyone sands them, slope-side settling cracks off the window corners, and roof water rather than bath water.
Folsom is twenty minutes from the office in Roseville, and the Sacramento drywall repair page lays out the City of Sacramento permit list, the flood-zone neighborhoods and the winter-leak claim for the whole valley.
Hold your hand over the damage and tell us: smaller than your hand, bigger than your hand, poster-sized, or a whole sheet. We price it on the call, in writing, in under ten minutes.
Water damage is repaired after the source is fixed. If the stain is still wet we tell you who fixes the leak, and we schedule the drywall for when it is dry.
Backing where it needs it, new board cut to fit, every seam taped, three coats of compound sanded smooth, your texture matched, then primer.
Dust contained and the room left clean. Most patches are finished in one visit; a full sheet may need a short second visit for the final coat, scheduled before we leave.
Folsom builds to the California Building Standards Code, and that code puts painting, papering, tiling and similar finish work outside the permit, with ordinary repairs needing no application either. Patching plaster or drywall, hanging a sheet inside an existing wall, repairing a ceiling: all finish work. Cutting a new opening, removing a wall or changing framing needs a permit, and on the hill an exterior change goes through historic district design review, so you hear it from us before a wall is opened. We did not find a city handout that adds to the state list; the Building Division confirms a doubtful case.
The state insurance department's homeowner guide draws the line at sudden and accidental: a burst hose on a Saturday is typically covered, while a shower pan that wept for a year, or plain wear, typically is not, which is why the adjuster opens with the date. Photograph the ring and the leak the day you notice them and keep the plumber's bill; the drywall scope we send is its own document, written so an adjuster can price it beside the plumber's. Nothing gets patched until the leak is closed and the board meters dry; a wet ceiling patched today shows its stain again next month.
Nearly every Folsom village has an association, and none of them need to approve a patch inside your house. A townhome's shared wall, or a condo ceiling wet from the unit upstairs, is a different conversation: California Civil Code 4775 makes the association responsible for the common area and the owner for the separate interest unless the CC&Rs say otherwise, so read them, and we repair your side and put the scope on paper for the board. One more rule from the state residential code: the wall and ceiling that separate the house from the garage are fire separation, half-inch board on the garage side and five-eighths Type X under living space, and a sheet replaced there goes back in the same thickness.

Call 916-507-2190Days, usually, from the Roseville office. You have the price in writing before the call ends, and a typical patch is done in a single visit; smooth walls, plaster and whole sheets sometimes earn a brief return trip for the last coat and a look under raking light.
Yes, though it asks more than a textured wall does: the feather runs twice as wide, there is one more coat than usual, and the repair is checked under a raking light before primer, because the west sun through a window south of 50 finds every edge. That is how our technicians finish every smooth wall.
Because the roof trusses lift. Heat dries the top chord of each truss, it bows upward, and the ceiling is carried up with it, off the wall; the tape splits in late summer and heals in the wet months, caulk or no caulk. It stops when the corner is rebuilt so it can move, or when a crown molding fixed to the ceiling alone rides over the gap. We tell you which fits your house on the call.
Yes. The repair bonds new setting compound through the lath so it keys, then copies the sand or skim finish around it; screwing a drywall patch into plaster is the shortcut that fails, and we skip it. Since most of those houses predate 1978, a licensed lab tests the paint layers first and the surface is handled lead-safe.
Not for anything inside your own walls. If the wall is shared with a neighbor, or the water came from the unit upstairs, the CC&Rs and the association's insurer decide who pays, with Civil Code 4775 as the fallback; our scope goes to them as its own document.
Always. A lone knob hole, a single crack or one popped nail is a call we like, and a room full of nail and anchor holes after a tenant leaves is its own menu item, up to fifteen holes. Small is what the truck is set up for.
How big it is against your hand, whether water caused it, what finish is on the wall (knockdown, smooth or plaster) and how high the ceiling is. Those four answers on the phone and the written price is back in under ten minutes.
