THE SHORT ANSWER

Three offices, one standard. Kaminskiy Care and Repair runs Bay Area renovation projects from Walnut Creek for the East Bay, Sunnyvale for the South Bay and Redwood City for the Peninsula: kitchen and bathroom refreshes with new fixtures installed, floors and paint through a house that just changed hands, a rental turned over between tenants, the carpentry on a balcony inspection report, an Eichler brought up to date by people who know what not to touch. Each project gets a written scope and a single crew. If the plan moves walls or plumbing it is a remodel, and we say so before anyone drives out. Call 855-695-1195.

Make the Bay Area house
feel new without the remodel

21 Years in Business Refreshes and multi-day projects, priced in writing from the nearest of our three offices.
ONE CREW, ONE SCHEDULE

Refresh, Project, or Remodel?

Take a 1962 Walnut Creek ranch kitchen: the layout is right and everything on it is tired. New counters, a backsplash, hardware and a floor change the room without changing the footprint, and that is a refresh. Put several rooms on one schedule and it is a project: the Concord rental turned over, the balcony report cleared for a Pleasanton association, floors and paint through a Mountain View house in the two weeks before the movers. Move a wall, a drain or the panel and it is a remodel, which a licensed general contractor should design and build, and we say which one you have on the first call.

Signs the house is ready
for more than a repair

Call 855-695-1195
The kitchen counters are 1974 tile and the cabinets have been painted twice.
You just closed on a house in Concord or San Mateo and want floors and paint done before the movers.
The association sent the balcony inspection report and it lists your deck boards and railing.
A rental in Santa Clara turns over and needs paint, floors and fixtures before the next lease.
The Eichler has its original mahogany panels, a leaking skylight and a kitchen that never changed.
The hall bath still has the builder's vanity and a fan that moves no air.

Any of these becomes one written scope from the nearest of our three offices. Call 855-695-1195. A single room takes days; a whole-house project comes with a schedule you approve before it starts.

THE RENOVATION GUIDE

Know the difference
before you plan the budget

Three words the trade uses loosely

Refresh: same layout, new surfaces, fixtures and finishes. Project: several refreshes on one schedule, or one repair that runs more than a few days, a pre-move-in house, a turnover, a balcony report. Remodel: walls, plumbing or electrical move. Across the Bay Area the first two are our work and the third goes to a licensed general contractor we name on the call.

Bay Area pricing in one sentence

Labor is most of the cost here, so a kitchen that keeps its sink, range and fridge in place, with no permit and no trade work, costs a fraction of a remodel of the same room, whether it is in Danville or San Mateo. Every item is priced on paper before a date is set.

Under the oaks, open the wall first

Repairs and rot, then paint, then floors, then fixtures and hardware, then trim. In Lafayette and Orinda the shaded wall is wet more often than anyone expects, so we open it before the flooring is ordered, not after it is laid. Out of order, each trade damages the last.

A house you can live in while we work

One room at a time, floors protected, dust walled off, tools gone from the hall at night. A pre-move-in project runs in an empty house with the trades back to back. In a lived-in kitchen you keep a sink and a working stove every evening.

BAY AREA PROJECTS, BY REGION

The Bay Area homeowner’s project guide

What a renovation project looks like in the East Bay, on the Peninsula and in the South Bay, and who does which part.
THE EAST BAY

Walnut Creek, Lafayette, Orinda, Concord, Danville, San Ramon, Pleasanton, Livermore

Ranch houses and Eichlers from the 1950s and 1960s in the Diablo Valley and under the Lamorinda oaks, larger stucco homes from the 1970s on in the San Ramon Valley and the Tri-Valley. Projects here are kitchens and baths refreshed in the original footprint, floors and paint through a house that just sold, and the balcony and walkway carpentry the inspection law puts on a condo association's list. Run from our Walnut Creek office.

THE PENINSULA

Redwood City, San Mateo, San Carlos, Menlo Park, Palo Alto, Foster City

Prewar bungalows on the old streets, 1950s and 1960s tracts, and townhome communities with associations and shared balconies. The projects are turnovers between tenants, kitchens brought up to date with the layout kept, and the whole-house paint and floors buyers want finished before they move in. Run from our Redwood City office.

THE SOUTH BAY

San Jose, Sunnyvale, Santa Clara, Mountain View, Campbell, Cupertino

Willow Glen and Rose Garden houses from before the war, the postwar tracts of Cambrian and West San Jose, the Eichler streets off Meridian, and the hillside associations in Almaden and Evergreen. Kitchens and baths refreshed in place, floors over slab, popcorn ceilings taken down, the Eichler kept an Eichler. Run from our Sunnyvale office.

KNOW YOUR HOUSE

Who does what on a
Bay Area project

Remodels go to a general contractor

A new floor plan, a wall opened, a kitchen relocated, an addition or an accessory dwelling unit: a licensed general contractor designs and builds that, with the engineer and the permits it needs. Say what you want on the first call and we tell you which kind of job it is before the call ends, so two companies are not bidding to find out.

Balcony reports in the East Bay and South Bay

California requires inspections of decks, balconies, stairs and walkways on apartment buildings with three or more units, and condominium associations have their own version. A licensed inspector or engineer writes the report. The joists, railings, boards and waterproofing it lists are our carpentry, permitted through the city and documented for the board.

The two weeks between closing and the truck

A house in San Mateo, Concord or Mountain View changes hands and the owners have a fortnight. Floors, paint, a bath refresh and the inspection list become one scope, run back to back in the empty house, so the first night is spent in a finished one. We walk it the day escrow closes.

Eichlers and mid-century ranches, kept honest

Rancho San Miguel, the Meridian streets and the Palo Alto tracts were built with radiant slabs, post-and-beam ceilings and mahogany panels. A refresh keeps those: new counters and fixtures in the existing footprint, panels repaired and matched, floors chosen for a radiant slab, nothing done that the next owner will have to undo.

HOW A PROJECT RUNS

One written scope,
one crew, one schedule

01Call, or text photos of the rooms

Tell us what you want to change. Small refreshes are priced on the call. A multi-room project gets a walk-through from our Peninsula office within days.

02A written scope you approve

Every room, every item, every finish on paper. You pick the fixtures, tile and colors, or we bring options. Nothing is ordered until you sign off.

03One crew, in the right order

Repairs first, then paint, floors, fixtures, trim. The same technicians through the whole Bay Area job, and a licensed trade brought in for the wiring or plumbing when the scope needs one.

04Walk-through, clean, warranty in writing

We walk every room with you, leave the house clean, and every item carries our one-year workmanship warranty, on paper.

Not our lane, and we say so on the first call: moving walls, plumbing or electrical, additions and whole-house remodels go to a licensed general contractor, and we tell you so instead of taking a job that is not ours. Electrical panel work, re-piping, gas lines, roof replacement and anything structural go to the licensed specialty trade. Glass panels go to the glass trade. We do the carpentry, cabinets, counters, floors, paint, trim, fixtures and doors around all of it.
RULES WORTH KNOWING

Rules worth knowing
before a Bay Area project

Who can do the work

California lets anyone take a repair job under a set small amount without a license, as long as it needs no permit. A renovation project crosses that line on the first day. Kaminskiy Care and Repair holds a California contractor license (License #1120648), carries the insurance, and puts every project on a written home improvement contract before it starts, with the scope, the schedule and the price on it, which the state requires of any job that size.

Permits, city by city

Every Bay Area city builds to the state residential code, which treats painting, floor covering and cabinet work as finish work and a fixture in the same place as a repair, and each counter reads it its own way. San Jose publishes its exempt list, with painting, sheetrock, cabinets, countertops and floor finishes on it. Walnut Creek and Danville read the rule strictly, Concord lists decks and windows as permit work, Redwood City and Palo Alto keep their own sheets. The permit question starts when plumbing or wiring moves, a wall comes out or an opening changes, and balcony and stair repairs are permitted work everywhere. We tell you which desk your address answers to on the walk-through.

Fire zones, HOAs and the balcony law

The 2025 state fire map put parts of Lafayette, Danville, Concord and the South Bay foothills in the high and very high zones, where a new exterior door, eave or deck may have to meet the wildfire standard, so we ask before an exterior item changes. The planned streets from Rossmoor to Ruby Hill and the hillside communities answer to an association, which has nothing to say about an interior refresh and plenty about a new front door color. Condo associations with three or more attached units carry California's balcony inspection law, and once the report names a railing or a joist that repair is on a clock.

If nothing moves, it is a renovation: counters, a vanity, floors, paint, trim and hardware in the layout you have. If walls, plumbing or wiring move, it is a remodel. A Bay Area kitchen that works but looks fifty years old is the first, at a fraction of the cost; a kitchen you want relocated is the second, and a licensed general contractor is who we name on the call.

By the finishes you choose and the labor it takes, never by the square foot. One room is usually priced from photos and a short call. Several rooms get a walk-through from the nearest office and a written scope that lists every item, and nothing is ordered until you approve it. Call 855-695-1195 and we begin there.

Yes. Paint, floors, fixtures, trim, doors, cabinets and the repairs behind them are all trades we carry, so one crew works the list in order on one schedule. A scope that needs a licensed electrician or plumber gets one, on the right day, coordinated by us, and you still make one call.

Rarely. Every Bay Area city treats painting, floor covering and cabinet work as finish work and a fixture in the same place as a repair. The permit begins when plumbing or wiring moves, a wall comes out or an opening changes, and for balcony and stair repairs. Each city reads that line its own way, so we tell you on the walk-through and pull the permit when it is needed.

Once the fixtures are on site, a hall bath with a new vanity, faucet, toilet, shower door, fan and paint runs a few working days; tile and a shower rebuild add more. The written scope carries the schedule, and we do not promise a date before seeing the room.

The inspection and the report are the licensed inspector's or engineer's, as the law requires. The railings, boards, joists and waterproofing the report names are repaired by Kaminskiy Care and Repair, permitted through the city and documented for the association. Send the report and we price from it.

The East Bay from Walnut Creek: Lafayette, Orinda, Concord, Danville, San Ramon, Pleasanton and Livermore. The Peninsula from Redwood City: San Mateo, San Carlos, Menlo Park, Palo Alto and Foster City. The South Bay from Sunnyvale: San Jose, Santa Clara, Mountain View, Campbell and Cupertino. Call 855-695-1195 to confirm your address.
