Knob holes, the wall the plumber opened for a slab leak, the September crack at the ceiling line, the flat under a leaking neighbor and the move-out wall, patched, textured and primed. Priced in writing on the call.

Kaminskiy Care and Repair patches, finishes and texture matches drywall in Irvine homes from our office on Michelson Drive: the knob hole in a Woodbridge hallway with no door stop, the wall the plumber opened to chase a slab leak in a Northwood two-story, the crack along the upstairs ceiling line in University Park that opens every September, the ceiling ring in a Westpark flat that started in the unit above, the anchor holes a tenant left in a Portola Springs rental. New board where the old is broken or soft, taped seams, three coats sanded flat, the orange peel, knockdown or smooth finish matched and primed to the village standard. Water waits for the leak to be fixed and the board to dry. The price is in writing on the call and most patches are finished in one visit. That adds up: since 2023, 192 repair visits on 130 Irvine homes.
Eight repairs, one crew, priced in writing before we start.
Irvine walls were built by one company across five decades, and each decade cracks its own way: half-inch board and a tight orange peel in the first villages, truss lift along the upstairs ceilings of the 1980s two-stories, slab leaks in the streets plumbed in the 1980s and 1990s, smooth walls and ten-foot ceilings in the villages north of the 5. Our technicians match the finish on a test board first and know which crack is the house settling and which is the plumbing.

Kaminskiy-certified pros finish the job with a workmanship warranty.
Every drywall repair carries our one-year workmanship warranty, in writing, and is done by a Kaminskiy-certified, background checked technician.
Woodbridge, University Park, Northwood, Turtle Rock and Westpark were finished in the 1970s and 1980s with half-inch board and a tight orange peel, and they carry every patch since; their roof trusses arch as the attic dries in summer and lift the ceiling tape off the upstairs walls, so the corner cracks on schedule each September. Quail Hill, Turtle Ridge, Shady Canyon and Orchard Hills came in the 2000s on slope lots with smooth walls and tall entries. Portola Springs, Great Park, Cypress Village, Eastwood and Stonegate are still settling into their lots, and the hairlines show at the window corners in the first years. The repair is different for each, and we tell you which you have on the call.
The first villages run a fine orange peel sprayed lighter and tighter than the later tracts; the 1990s villages a heavier orange peel or a knockdown; the villages north of the 5 and the hillside homes a smooth or light skip-trowel finish that shows every edge of a careless patch in the afternoon light. Matching is most of the craft. Our technicians spray a test on a scrap board, hold it against the wall in raking light and only then texture the repair, feathered out so there is no edge. A smooth wall gets the wider feather and an extra coat.
Irvine homes plumbed in the 1980s and 1990s carry the supply lines of their decade, and when one fails under the slab the drywall shows it from the bottom up: a damp band along the base of a wall, a bubbling baseboard, a soft spot behind the water heater. The plumber finds and fixes the line, often by opening the wall or rerouting overhead, the board dries and reads dry on the meter, then we cut out the soft section, replace it, tape, finish, texture and prime. If the damp band has gone dark and furry over an area wider than a dinner plate, a licensed mold remediation company looks at it before we do, and we tell you that on the call.
Irvine has more attached homes than most cities, and in a stacked flat in Westpark, Woodbridge, University Park or the new villages the leak upstairs is somebody else's bathroom. We repair the ceiling below once that bathroom is fixed and the board has dried; the association and the CC&Rs settle who pays, and our scope is written as one clean line so the board and the adjusters can use it. A shared wall in a townhome is repaired with the neighbor told first.
Stucco homes, townhomes and flats from the 1970s and 1980s: fine orange peel on half-inch board, truss lift along the upstairs ceiling line every September, the hall bath over the kitchen, slab leaks in the 1980s streets, shared walls and the neighbor above, and forty years of patches to match. Association schemes stay untouched; the repair leaves primed for the village color.
Newer homes on graded slope lots with smooth and skip-trowel finishes, two-story entries and vaulted rooms over eight feet that are priced after a look, and diagonal settling cracks from the window corners on the fill side of the lot. The finish standard is high, so a repair here gets the wider feather, the extra coat and the raking-light check before primer. A crack still growing in year six is a soils question and we say so instead of selling a second patch.
The youngest homes in the city, smooth-finished, with ten-foot ceilings, second-floor laundries over the family room and a lot of stacked flats. New-home settling cracks at the window and door corners in the first years, the ceiling under the laundry, and rental turnovers with anchor holes by the room. Design standards are strict and the repair matches them; the first patch is the one to get right.
The same technicians cover the rest of the county from the office on Michelson Drive in Irvine; the Orange County drywall repair page has the county-wide picture, the permit rule city by city and the water-damage paperwork in plain words.
Hold your hand over the damage and tell us: smaller than your hand, bigger than your hand, poster-sized, or a whole sheet. We price it on the call, in writing, in under ten minutes.
Water damage is repaired after the source is fixed. If the stain is still wet we tell you who fixes the leak, and we schedule the drywall for when it is dry.
Backing where it needs it, new board cut to fit, every seam taped, three coats of compound sanded smooth, your texture matched, then primer.
Dust contained and the room left clean. Most patches are finished in one visit; a full sheet may need a short second visit for the final coat, scheduled before we leave.
Irvine publishes its own short list of work that needs no permit, and painting, papering and similar finish work is on it; the city says a permit is required for most construction or repair activity regulated by code, and the state residential code it builds to asks for no application for ordinary repairs. A drywall patch, a replaced sheet in an existing wall or a ceiling repair is finish work on that line. A new opening, a removed wall or any framing change is not, and we send you to the Permit Processing Center before that kind of job, not after. The city also says to check with your village association, and so do we.
A burst or a slab leak that showed up suddenly is usually a covered loss under the state insurance guide; water damage from seepage or a leak that ran for months, and anything the adjuster can call neglect, usually is not. Photograph the damp band and the plumber's access hole the day you find them, keep the plumber's invoice and the leak-detection report, and we write the drywall scope as its own line. The plumber fixes or reroutes the line, the board dries and meters dry, then we replace the drywall; never the other way round.
A stacked flat or a townhome has two owners on either side of the same drywall, and California Civil Code 4775 draws the line between them: the association keeps the common area, the owner keeps the separate interest, unless the CC&Rs move the line. So water from the flat above and a cracked party wall are questions for the documents and the two insurers; the drywall on your side is the part we repair, with its own written scope. Your garage has a rule of its own too: the wall and ceiling it shares with the house are a fire separation under the state code, half-inch board on the garage side and five-eighths Type X under a living space, and when a full sheet comes out there the same board goes back.

Call 714-844-1582Our office is on Michelson Drive, so most of Irvine is fifteen minutes away and a patch is usually scheduled within days. The price is in writing on the call, and most patches are finished in one visit; a full sheet or a smooth-wall repair may need a short second visit for the final coat.
Yes. The first villages were sprayed with a finer, tighter orange peel than anything built after them, and matching it is a matter of mix, air pressure and distance from the wall. We get all three right on a scrap board held against your wall before the repair is sprayed. The previous owner's patch shows because nobody textured it; ours will not.
Yes, once the board around the opening reads dry on the meter. We cut the soft drywall back to sound board, fit a backer or a new section, tape every seam, run three coats, match the texture and prime. If the plumber rerouted the line overhead there are usually two or three openings, and all of them are priced on the same call.
Because the roof is lifting it. In the 1970s and 1980s villages the trusses bow upward as the attic bakes dry in late summer, and the ceiling board goes up with them while the wall stays put, so the tape in that corner tears every September and heals by January no matter how much caulk goes in. Compound will not hold a joint that moves. A floating corner, or a crown molding that hides the joint and lets it breathe, does; we tell you which fits your ceiling when you call.
Not a question we answer; the CC&Rs and the two insurers do, with California Civil Code 4775 as the fallback when the documents are silent. What we do is repair your ceiling once the flat upstairs is fixed and your board is dry, and hand you a drywall scope written on its own line that the association and both adjusters can read. Write to the association the day the ring appears.
The size of the damage against your hand, whether water was involved, the finish on the wall (orange peel in Woodbridge, knockdown in Westpark, smooth in Portola Springs) and the height of the ceiling. Say those four on the call and the price is in writing in under ten minutes, before anything is scheduled.
Not an interior one; the association's eye is on the outside of the house. A shared wall or water from above in a townhome or flat is a question for the CC&Rs, and we write the scope so the board can read it. The repair leaves primed for whatever color is on the wall.
