Heat, water and slope. Glendale summers dry redwood and cedar until the boards check and split, sprinklers keep the posts wet at grade, and the foothill lots carry their fences downhill. The posts go at the ground line while the pickets above still look fine, and one failed post on a slope lets a whole section rack. The fix is new posts in concrete and matched boards, not a new fence.
